Land transations for "The Forrest" by Leonard Beall in Maryland

Per Captain Alexander Beall’s will, April 9, 1759—May 5, 1759, Eldest Son Leonard inherited tract called Fyffe "where upon he now lives." This tract called "Fyffe" per transcripts of the will appears to the identical to the tract called “The Forrest” containing 259 1/4 acres on which Leonard was known to live and which future land records exist. ref. Book A1 Page 127, Fredrick County, Maryland.

September 22, 1763, Deed, Leonard Beall sold to Charles Blackmore, 100 acre portion of tract called “The Forrest” for 40 pounds. Eleanor, wife of Leonard, waived dower. Book H Page 620, Land Office, Fredrick County, MD

January 21, 1772, Deed of partition of “The Forrest” between Andrew Heugh of Frederick County and Leonard Beall, eldest lawful son and devisee of the late Captain Alexander Beall, Book M, Page 632, Land Office, Frederick County MD. (According to this document, Captain Alexander Beall and Andrew Heugh filed for equal shares of tract called The Forest. (Note: This deed of partion apparently reflected a resurvey of the tract, the results of which established that both Andrew Heugh and Leonard Beall actually had 248 3/4 acres originally, or in Leonard's case, 148 3/4 acres after the 100 acres he previously sold to Charles Blackmore. This may have been a requirement by Elias Harding prior to his purchase of the remaining land.)

January 22, 1772, Deed Leonard Beall to Elias Harding, remainder of tract (148 3/4 acres) called “The Forrest” with all the "dwelling house, out houses, orchards, fences, improvements, advantages, and appurtenances" for 138 lbs. 8 shillings and 9 pence. At the request of Charles Blackmore the following deed was recorded October the 6th one thousand seven hundred and sixty-three to wit Maryland [ ] this Indenture made the twenty second day of September in the year of our Lord one thousand seven hundred & sixty three between Leonard Beall of Fredreick County in the providence planter of the one part and Charles Blackmore of the County and Providence afore said planter of the other part withnessth that the said Leonard Beall for and in consideration of the sum of Forty pounds current money to him in hand paid by the said Charles Blackmore the receipt whereof the said Leonard Beall doth hereby acknowledge and of every part and parcel thereof doth hereby request [ ] and fully discharge the said Charles Blackmore have given granted bargained and sold and by the present do give grant bargain and sell unto the said Charles Blackmore his heirs and assigns all that tract or parcel of land being part of a land or parcel of land called The Forrest beginning at the end of the hundred [ ] and four perches on the twenty fifth line of the [ ] tract or land called The Forest and running [ ] with the said land north twenty four degrees west one hundred and fifty five perches North eighty two degrees west eighty perches south seven degrees east two hundred and twenty five porches thereon with a straight line to the first beginning containing and now laid out for one hundred acres of land more or less with all and every the appurtenances there unto belong to have and to hold his said Leonard Bealls right to the aforesaid one hundred acres of land and promises together with all and singular the improvements conveniences and advantages to the same belonging or in any manner of way belong to tne only use and behoove of him the said Charles Blackmore his heirs and assigns forever and to no other use in...etc...etc. (Note: a perch is assumed to be 16.5 feet.)

At the request of Leonard Beall, the following deed of partition was recorded March 18, 1772. This indenture [ ] [ ] on [ ] this twenty first day of January in the year of our Lord one thousand seven hundred and seventy two between Andrew Heough of Fredreic County and province of Maryland of the one part and Leonard Beall [ ] lawful son of the late Captain Alexander Beall of the said county & providence of the other part Witnessth that whereas the aforesaid Andrew Hough and Alexander Beall had patents to [ ] one fourth part of [ ] land called Forrest lying near Broad [ ] in the county aforesaid and whereas there [ ] [ ] been an equal division of the said land the said Andrew Hough & Leonard Beall, eldest son and devisee of the aforesaid Alexander Beall have made the following division of the said land [ ] for Andrew Hough [ ] the aforesaid land called Forest beginning at the end of one hundred [ ] five perches...laid out for two hundred fifty eight acres & three quarter of an acre of land more or less to have and to hold unto him the said Andrew Hough his heirs and assigns to the only proper use and [ ] of the said Andrew Hough his heirs and assigns forever...for Leonard Bealls part of the aforesaid land called Forest including one hundred acres called [ ] beginning at the end of the thirtieth line of the aforesaid land called The Forrest beginning thence...laid out for two hundred fifty eight acres & three quarter fo an acre of land more of less to have and to hold unto him the said Leonard Beall his heirs and assigns to the only proper use and behoove of the said Leonard Beall his heir and assigns forever and to [ ] as other use intent or purpose whatsoever. In Witness whereof the said Andrew Hough & Leonard Beall had hereunto sath their hands [ ] the day & year said above written, sighed in the presence of us Elias Harding Richard Keeneslagg att...etc...etc.

At the request of Elias Harding the following deed was recorded March 24, 1772 [ ] This indenture made this twenty second day of January in the year of our Lord one thousand seven hundred seventy-two between Leonard Beall of Frederick County an providence of Maryland planter of the one part and Elias Harding of the said county and providence of Maryland of the other part witnesseth that the Leonard Beqall for and in consideration of the sum of two hundred thirty eight pounds eight shillings and nine pence current money the him in hand paid by the Elias Harding before the [ ] & delivery of these presents the receipt whereof he the Leonard Beall doth hereby acknowledge the said Elias Harding his heirs [ ] administrators & assignes there of and of every tract and parcel thereof an hereby fully clearly & [ ] he the Leonard Beall had given granted bargained sell [ ] [ ] & confirm unto hin the said Elias Harding his heirs and assigns the following parcel of land and premises lying in Fredrick County afore said being part of a tract of land called Forrest and beginning at the end of the [ ] line of the aforesaid land call the Forest and running thence south thirty five degrees east one hundred and thirty five perches north fifty six degree East one hundred an our perches to the fourth west corner of [ ] land then with [ ] land north Eleven degree [ ] two hundred twenty five perches to the end of eighty perches in the twenty sixth line of the Forrest that with the forest north eighter two degree wewst ten perches north fifty eight degree [ ] fifty six perches forth fifty four degree and one half of a degree east sixty perches south thirty five degrees east one hundred fifty seven perches south seventy one degree west one hundred twelve perches then with a straight line to the place of beginning containing [ ] laid out for one hunderd & fifty eight acres & three quarters of an acre of land more or less together with all the dwelling house, out houses orchards fences improvements advantages and appurtenances to the land & premises above...etc...etc.
