WARRANTY DEED
ALBERT HARRINGTON & WIFE to STEVEN HINSON

Know al men by these presents: That we, A Harrington and M. L. Harrington, of the County of Trinity and State of Texas, for and in consideration of two hundred dollars, to us in hand paid by Steven Hinson the receipt of which is hereby acknowledged and further consideration of $50.00 Fifty Dollars as evidenced by said Steven Hinson's note this day executed to us and the same being due and payable on Oct.. 1st, 1898 at Trinity, Texas, and a vendors lien is hereby retained on the hereinafter described premises to secure the payment of same. Said note bears interest from date at the rate of 10 per cent until paid. Have granted, sold and conveyed, and by these presents as grant, sell and convey unto the said Steven Hinson of the County of Trinity and State of Texas all that certain tract or parcel of land described as follows, to-wit:
Beginning at A. Lott's SW corner of his 320 acre survey a stake from which a pine 18 in in dia brs S 15 E 9 vars. Dist also a pine 15 in in dia brs N. 16 E 9 vars. Also a pine 14 in in dia brs. S 82 E 8 2/10 vrs. Thence N 250 vars to Salt Creek 558 vars. A stake a black jack 10 in in dia brs. S 56 E 9 vars a red oak 12 in in dia brs. N. 14 E 11 vars. Thence West 696 vars to the West boundry of said 320 acre survey a stake a black Jack 8 in in dia brs. S 14 E 11 vars a post oak 5 in in dia brs N 10 E 6 vars. Thence South on Lott's West boundry line 1064 vars to the beginning. Said land being situated in Trinity County, Texas, about 3 1/2 miles north of the town of Trinity and being a part of A. Lott's 320 acre survey and being one hundred and two acres of land.
To have and to hold the above described premises, together with all and singular, the rights and appurtenances thereto in anywise belonging unto the said Steven Hinson his heirs and assigns, forever. And we do hereby bind our selves, our heirs, executors and administrators to warrant and forever defend all and singular the said premises unto the said Steven Hinson his heirs and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof by through or under us.

Before me, H.L. Robb, Notary Public in and for Trinity County, Texas, on this day personally appeared Albert Harrington and M. L. Harrington wife of said Albert Harrington, know to me to be ther persons whose names are subscribed to the foregoing instrument and acknowledged to me that they executed the same for the purposes and considerations therein expressed. And the said Mahala Harrington wife of said the Albert Harrington having been examined by me privily and apart from her husband and having the same by me fully explained to her, she, the said Mahala Harrington, acknowledged such instrument to be her act and deed and she declared that she had willingly signed the same for the purposes and considerations therein expressed, and that she did not wish to retract it.
