WARRANTY DEED
LACY HARRINGTON & WIFE to H.L.T. Durham
THE STATE OF TEXAS
County of Trinity
Know all men by these presents: That we, Lacy Harrington and Sallie A. Harrington, wife of the said Lacy Harrington of the County of Trinity and State aforesaid, for and in consideration of the sum of ($1000) One thousand dollars, to us paid by H.L.T. Durham, the receipt whereof is hereby acknowledged and the further consideration of the sum of $50.00 for which the said Durham has executed and delivered to me the aforesaid Lacy Harrington, his certain promissory note, same date as this deed, due January 1st, 1897, and bearing interest from date until paid at the rate of 10 per cent per annum. The vendor's lien being retained on this conveyance and also in said note to secure the payment of same have granted, sold and conveyed, and by these presents do grant sell and convey unto the said H.L.T. Durham of the County of Trinity and State of Texas all that certain tract or parcel of land known and described as follows, to-wit:
Being situated on the waters of the Trinity River about 7 miles East of the town of Trinity, a part of the T.K. Hadley 1/3 of a league Headright and beginning on the W.B. line of said 1/3 League at the N.E. corner of a 400 acre survey made for Joshua Williams, B. and Antony Hadley, at a stake from which a Pine 15 in dia. marked D vns. N. 46 E 1 4/10 vns. Thence S. 16 E with the line of said 400 acre survey 2385 vrs. to a Slough a stake from shich a sweet gum vns. N. by E 6 vns. 365 vns. from the Trinity River where the original corner stands. Thence down said Slough N. 86 E. 503 vns. to Black Locust from which a Pin Oak Md'd X vns. N.W. 5 vns. Thence N. 15 W. 2480 vns. intersecting the W.B. line of said 1/3 league grant a stake from which an ash 10 in. dia mk'd D vns. N. 89 E 9 vns. Thence S. 75 W. with said W.B. line 491 vns. to the place of beginning, and containing 200 acres of land, more or less.
For further description of said land reference is here made to a deed from A. James, et al. to us bearing date of the 11th day of January A.D. 1884, and duly recorded in Book "H" on Pages 373-374 & 375 of the Deed Records of Trinity County, Texas.
To have and to hold the above described premises, together with all and singular, the rights and appurtenances thereto in anywise belonging, unto the said H.L.T. Durham, his heirs and assigns, forever. And we do hereby bind ourselves, our heirs, executors and administrators to warrant, and forever defend all and singular the said premises unto the said H.L.T. Durham, his heirs and assigns, against every person whomsoever lawfully claiming or to claim the same or any part thereof.

Before me J.P. Stevenson a Notary Public in and for Trinity County, Texas on this day personally appeared Lacy Harrington and Sarah A. Harrington wife of Lacy Harrington, Known to me to be the persons whose names are subscribed to the foregoing instrument, and acknowledged to me that they executed the same for the purposes and consideration therein expressed. And the said Sarah A. Harrington wife of said Lacy Harrington having been examined by me privily and apart from her husband and having the same by me fully explained to her, she, the said Sarah A. Harrington acknowledged such instrument to be her act and deed, and she declared that she had willingly signed the same for the purposes and considerations therein expressed and that she did not wish to retract it.
