KNOW ALL MEN BY THESE PRESENTS: That I, E.M. Harrington of the County of Coryell and State aforesaid, for and in consideration of the sum of Fifty Dollars to me in hand paid by I.O. Stanford, and for the further consideration of Fifty Dollars to be paid me by the said I.O. Stanford, such payment to be made twelve month from the date of this deed. And the Vendor’s Lien is hereby retained upon said land for the balance of said purchase money, have Granted, Sold and Conveyed, and by these presents do Grant, Sell and Convey, unto the said I.O. Stanford of the County of Trinity and State of Texas, all that certain peece or parcel of land situated in Trinity County, Texas, being a part of the MIGUEL CORTINOS Assignee of Brigado De Los Santos Coy 1316-acre survey on Caney Creek. Beginning, 50 vars N 80 W from J. Klines S E corner and on the S boundary line of the same at a stake from which a 10 inch pine brs N 75 E 5 vrs. And a 15 inch Ash brs S 60 E 11 vrs. Thence S 80 E 640 vrs to the N E corner of said 200 acre tract made for E.M. Herington. Thence S 40 W on the S E line of the same 870 vrs. To a stake from which a 12 inch Post oak brs N 30 W 4 ˝ vrs and an 18 inch Pine brs S 80 E 4 ˝ vrs. Thence N 4 W 1073 vrs to the beginning.
TO HAVE AND TO HOLD the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging, unto the said I.O. Stanford, his heirs and assigns forever. And I do hereby bind myself, my heirs, executors and administrators, to WARRANT AND FOREVER DEFEND, all and singular the said premises unto the said I.O. Stanford, his heirs and assigns, against every person whomsoever lawfully claiming or to claim the same of any part thereof.
