Know all men by these presents that we David Heflin and wife M.M. Heflin and Y.D. Heflin and C.E. Heflin, wife [of] F.N. Heflin of the state of Texas, County of Bosque in the State aforesaid for an in consideration of the sum of four hundred dollars to us in hand paid by J.W. Gatewood have granted, sold and conveyed, and by these presents do grant, sell and convey unto the said J.W. Gatewood of Bosque County of the State [of]Texas in the State of Texas [sic] all that certain lot, tract or parcel of land to wit: being and situated in the County of Bosque and State of Texas the said being 104 acres out of the David Frost survey 250 tract deeded to David Heflin heirs Y.D. Heflin and L.H. Heflin & F.M.[sic] Heflin and R.J. Heflin and Marcella Heflin and children of M.M. Heflin beginning at the S.E. corner of David Frost survey a live oak marked S bears 2 E 30 varas a pecan marked N bears N. 86 E. 64 varas. Hence N. 30 E 378 varas to the N.E. corner a pile of rock from which a live oak marked G bears S 59 E. 130 thence S 60 W 1550 a pile of rock from which a live oak marked R bears N13 E 8 varas another marked T bears E 15 varas thence S 30 East 378 Varas to the South W. corner of David Frost survey thence 60 E 1550 with south line of David Frost survey to the beginning containing 104 one hundred and four acres more or less. To have and to hold the above described premises together with all and singular the rights, and appurtenances thereto in any wise belonging unto the same David Heflin and wife M.M. Heflin and Y.D. Heflin their heirs or assigns forever. And we do hereby bind ourselves, heirs, executors and administrators to warrant and forever defend all and singular the said premises unto the said J.W. Gatewood and his heirs and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof.

Before me R.B. Harris, Justice of the Peace Precinct No. one and exofficio Notary Public for Bosque Co., Texas on this day personally appeared David Heflin and wife M.M. Heflin and Y.D. Heflin and C.E. Heflin, wife of F.N. Heflin known to me known to be the person[s] whose name[s] are subscribed to the foregoing instrument and acknowledged to me that [they] executed the same for the purpose and consideration therein expressed.

Before me R.B. Harris, Justice of the Peace and Exofficio Notary Public for Bosque Co., Texas on this day personally appeared M.M. Heflin and C.E. Heflin wives of David Heflin and Frank Heflin known to me known to me [sic] be the persons whose name is [sic] subscribed to the foregoing instrument and having been examined by me privily and apart from their husbands and having the same fully explained to them they the said M.M. Heflin and C.E. Heflin acknowledged such instrument to be their act and deed and declared that they had willingly signed the same for the purposes and consideration therein expressed and that they did not wish to retract it.
