Know all men by these presents that we M.G. Edwards and his wife Eliza Edwards of the County of Bosque and State of Texas for and in consideration of eight hundred and thirty two ($832) dollars to us in hand paid by David Heflin of the County of Bosque and State of Texas the receipt whereof is hereby acknowledged have granted, bargained, sold and conveyed and by these presents do grant, bargain, sell and convey unto the said David Heflin for his lifetime and at his death to his children by wife M.M. Heflin to wit Y.D., L.H., F.N., F.J., and Marsella Heflin all that piece and parcel of land situated, lying and being in the County of Bosque and State of Texas and described as follows 250 acres of land more or less and being part of the David Frost 36P(?) acres on Spring Creek and described by metes and bounds as follows to wit beginning at the S.E. corner of said David Frost survey from the S.E. of this from which a live oak marked "D" bears S.-?-E. 80 varas and a pecan marked "N" bears N. 86 E. 64 varas. Hence S. 60 W 1550 varas to the S.W. corner of said Frost survey from the S.W. corner of this hence N 30 W. 850 varas to the S.W. corner of corner of a 100 acre tract heretofore sold by M.G. Edwards thence N 60 E 1550 varas to the N.E. corner of this in east line of said Frost survey. Thence S. 30 E. 800 varas to the place of beginning together with all and singular the rights, members, hereditaments and appurtenances to the same belonging as in anywise incident or appertaining to have and to hold all and singular the premises above mentioned unto the said David Heflin for his lifetime and after his death to his children Y.D., L. H., F.N., R.J., and Marcella Heflin heirs and assigns forever and we do hereby bind ourselves, heirs, executors and administrators to warrant and forever defend all and singular the said premises unto the said David Heflin and after his death to his children Y.D., L.H., F.N., R.J., and Marcella Heflin their heirs and assigns against every person whomsoever lawfully claiming an to claim the same on any part thereof.

Before me F.M. Collier County Clerk in and for said county personally came M.S. Edwards and his wife Eliza Edwards known who severally acknowledged to me that they had signed and delivered the following and attached deed an instrument of writing for the uses, purposes and consideration therein contained and the said Eliza Edwards being examined by me privily and apart from her husband and having said instrument fully explained to her the said Eliza Edwards and she acknowledged the same to be her act and deed and declared the same to be of her own and free will and accord and that wished not to retract.

M.M. Heflin was the second wife of David Heflin. This deed was worded in such a way to exclude the children of his first marriage from inheriting at his death.
