Deeds of Joshua Grant

Know all Men by these Presents,that I Joshua Grant, of Dearborn, in the county of Kennebec, yeoman, in consideration of one hundred and fifty dollars paid by John Hancock of Boston, in the County of Suffolk Esq. the receipt whereof I do hereby acknowledge, do hereby give, grant, sell and convey unto the said Grant his heirs and assigns on undivided half part of a certain tract of land in said Dearborn described as follows, the first tract is an undivided half part of lot no. 50 on Adams plan of part of great lots 61 and 62 and is bounded easterly by a road, westerly by North Pond, southerly by lot no. 52 on said plan and northerly by lot no. 50 on said plan and contains, thirty five and an half acres more or less. The second tract is an undivided half part of lot no. 58 on said Adam's plan and is bounded westerly by a road, easterly by East Pond ( so called ) northerly by Lot no. 50 on said plan. Southerly by lot no. 52 on said plan and containing seventy seven acres more or less. To have and to hold the same to the said Hancock his heirs and assigns, to their use and benefit forever. And I do covenant with the said Hancock his heirs and assigns that I am lawfully seized in fee of the premises, that they are free of incumbrances, that I have good right to sell and convey the same to the said Hancock. And that I will warrant and defend the same to the said Hancock his heirs and assigns forever, against the lawful claims and demands of any persons.

Provided nevertheless, that if said Grant shall pay to said Hancock the contents of four promissory notes of even date with this date for the sum of thirty six dollars and eighty two cents, each payable, the first on the twenty fifth of November 1824, the second the 25th November 1825, the third, Nov. 25th 1826 and the fourth the twenty fifth of Nov. 1827 with interest annually then this deed and said notes to be void.

Know all men by these presents, that I Joshua Grant of Dearborn in the County of Kennebec and state of Maine yeoman, in consideration of three hundred dollars to me in hand paid by Elijah Grant of said Dearborn in the County and State aforesaid yeoman ( the receipt whereof I do hereby acknowledge ) have remised, released, and forever quitclaimed, and do for me and my heirs, by these present, remise, release, and forever quitclaim unto the said Elijah Grant his heirs and assigns forever, a certain tract or parcel of land situated in Dearborn within said County and bounded as follows (viz ) first beginning on the east side of the County road ( as leading through said Dearborn ) at the south line of land owned by Alvin Wade; thence East southeast on said line to East Pond so called thence southerly on the shore of said Pond fifty rods to land possed [possessed] by William Decker[,] thence west northwest on said Decker's line to said County road; thence northerly by s'd [said] road fifty rods to the first mentioned bounds containing seventy acres seven and a half acres be it the same more or less and being the same that I now live on. To have and to hold the aforementioned premises, with all the privileges and appurtenances thereto belonging, to him the said Elijah Grant heirs and assigns, forever; so that neither one the said Joshua Grant nor any heirs, or any other person or persons claiming from or underme or them, or in the name, right or stead of me or them, shall or will, by anyway or means, have, claim or demand any right or title to the aforesaid premises, or appurtenances, or to any part or parcel thereof forever[.] In witness whereof I the said Joshua Grant have hereunto set my hand and seal this twentieth day of March in the year of our Lord one thousand eight hundred and twenty nine.

Know all men by these presents that I Elijah Grant of Dearborn in the County of Kennebec in the State of Maine ( yeoman ) in consideration of three hundred Dollars to me paid by Joshua Grant of said Dearborn in the County and State aforesaid ( yeoman ) do sell, bargain, and quitclaim unto the said Joshua all the use, profit, privilege, occupancy and acts of ownership appurtenant to said privilege and profits for the term of the natural life of him the said Joshua and Betsey Grant his wife of a certain tract or parcel of land situated in said Dearborn and bounded as follows ( viz ) first beginning on the east side of the County road as leading through said Dearborn, at the south line of land owned by Alvin Wade, then east southeast on said line to what is called East Pond; thence southerly on the shore of said pond about fifty rods to land possessed by William Decker; thence west northwest on said Decker's line to said County road ; thence northerly on said County road to the first mentioned boundry, containing seventy seven acres more or less, being the same that I have this day purchased of him the said Joshua by a deed of release and quitclaim; the use and control of which to him the said Joshua, to have and to hold for the term aforesaid; so that neither me the said Elijah or any person claiming from or under me shall have claim or demand any right, title, or privilege thereto belonging for the above mentioned term. In witness whereof I the said Elijah Grant have here unto set my hand and seal at Dearborn this twentieth day of March in the year of our Lord one thousand eight hundred and twenty nine.
