and in consideration of the sum of Two hundred dollars paid as follows – a cash
payment of Seventy dollars & 56/100 the receipt whereof is hereby
acknowledged & two promissory notes each calling for Sixty four &
75/100 dollars & due respectively Nov 15th 1902 & Nov 15th
1903 & bearing even date with this instrument & bearing interest from
dates.
I, J. I. Lunsford of the
Crockett Co., & State of Tenn. have this day bargained & sold & by
these presents do hereby bargain, sell, transfer & convey unto W. L. Buckner
of the County of Crockett and State of Tennessee the following described tract
or parcel of land known as the Sinclair place butted & bounded as follows;
On the North by the Rhoades
place. On the East by McCulloch. On the South by Powell
& Boykin. On
the West by Mann. Containing 50 acres more or less to
have & to hold the same to him the said W. L. Buckner, him & his heirs
forever. I covenant with the said
Buckner that I am lawfully seized & possessed of the same & that the
same is unencumbered and that I have a good right to convey the same and I, Nancy
A. Lunsford, wife of J. I. Lunsford, do hereby expressly waive & release
all rights to homestead in and to said land & we agree to warrant and
defend the title to the same to him the said Buckner & his heirs against
the lawful claims of all persons whomsoever.

Personally
appeared before me D. B. Dodson Clerk of the county Court of Crockett Co. the
above named J. I. Lunsford the bargainor with whom I
am personally acquainted & acknowledged that he executed the within instrument
for the purposes therein contained & Nancy A. Lunsford, wife of the said J.
I. Lunsford having personally appeared before me privately and apart from her
husband the said Nancy A. Lunsford acknowledged the execution of the said
instrument to have been done by her freely, voluntarily, understandingly
without compulsion or constraint from her said husband & for the purposes
therein expressed.

Office this 30th day of Oct 1901.
