J. I. Lunsford

 

            For and in consideration of the sum of fifty dollars cash, in hand paid, the receipt whereof is hereby acknowledged, the further sum of one hundred dollars to be paid in two equal payments for which promissory notes has been executed bearing even date with this instrument; one note calling for fifty dollars and due Nov 15 1899, drawing 6 % interest from date. The other note calling for fifty dollars due Nov 15 1900 with 6% interest from date.

 

We, J. H. Thomas and wife, H. E. Thomas, have this day bargained, sold and do hereby convey unto J. I. Lunsford his heirs and assigns forever the following described lot or parcel of land lying and being in the 14 Civil District of Crockett County, Tenn., known as the Sinclair place, butted and bounded as follows; on the North by Rhodes heirs, on the East by McCullough, on the South by Powell and Boykin, on the West by Mann, containing fifty acres, more or less.

 

To have and to hold to the said J. I. Lunsford, his heirs and assigns forever; and we covenant with the said J. I. Lunsford, his heirs and assigns that we are lawfully seized and possessed of said land and have a good right to sell same; and that it is unencumbered; and that we bind ourselves and our heirs and assigns that we will warrant and defend the title thereto to the said J. I. Lunsford, his heirs and assigns forever against the lawful claims of all persons whomsoever. 

 

A special lien is hereby expressly reserved and retained on the land therein conveyed until the whole principle and interest is paid.  And a lien is hereby expressly retained on the crops raised on said land for each year until all of the purchase money together with the interest thereon is paid.

            Personally appeared before me, W. B. Bell, a Notary Public in and for said County and State, the within named J. H. Thomas, the bargainer with whom I am personally acquainted, and who acknowledged that he executed the within instrument for the purposes therein contained, and H. E. Thomas, wife of the said J. H. Thomas, having personally appeared before me, privately and apart from her husband, the said J. H. Thomas, acknowledged the execution of said instrument to have been done by her freely, voluntarily, and understandingly, without compulsion or constraint from her said husband and for the purposes therein expressed.

 

            Witness my hand and official seal at Bells, Tennessee.

            I certify that the foregoing deed & certificate with amt of revenue as required by law were rec’d for registration Nov 28, 1900 at 3 O’clock P. M. & so noted in minute book No 2 Pages 200 & 201.
