I. H. Turpin
For
and in consideration of the sum of one hundred dollars to us in hand paid, we Joseph
Ivey Eaton Lunsford and wife Nancy Anne Lunsford have this day bargained
and sold and do by these presents transfer and convey unto I. H. Turpin all of
our present or prospective interest that we have in and to the following piece
or parcel of land lying and being in the 5th Civil District of
Crockett County Tenn., and bounded as follows.
Beginning
at the N. W. corner of the original tract belonging to Geo. Faulkner of which
this is a part runs south 152 poles to a stake Winburn’s
corner, thence east with south boundary line 121 poles to a stake in the south
boundary of the tract, Davis Worrell’s south boundary line, thence west 121
poles to the beginning containing 115 acres and being the land set apart by
commissioners as a homestead to the minor heirs of Geo. Faulkner dec’d.
To
have and to hold to him the said I. H. Turpin all the present interest that we
have in and to said land and also any future interest that may descend to us or
either of us by inheritance from the death of any of the present heirs of said
Geo. Faulkner dec’d, forever, we covenant that we are
lawfully seized of an undivided interest in said land, that the same is
unencumbered, and that we have a perfect right to make this conveyance.
We
further covenant and bind ourselves to warrant and forever defend the title to
said undivided interest in said land to him the said I. H. Turpin his heirs and
assigns against the lawful claims of all persons whomsoever.

Personally
appeared before me, J. C. Best, a Notary Public in and for said county, the
within named bargainor, J. I. E. Lunsford with whom I
am personally acquainted, and who acknowledged that he executed the within
instrument for the purposes therein contained, and N. A. Lunsford wife of the
said J. I E. Lunsford, having personally appeared before me privately and apart
from her husband, the said N. A. Lunsford acknowledged the execution of the
said Deed to have been done by her freely, voluntarily and understandingly,
without compulsion or restraint from her said husband and for the purposes therein
expressed.
