Know
all men by these presents that for and in consideration of the sum of Ten
dollars cash in hand paid the receipt whereof is hereby acknowledge, we J. M. Watson
and wife Lucy Ann Watson do hereby bargain, sell, transfer & quit claim
unto Joe Lunsford of the County of Crockett & State of Tenn. our 1/5
undivided interest in & to the following tact of land situate, lying and
being in the 6th Civil Dist. of Crockett County & bounded as
follows; on the North by Francis Kail, on the East by
Ben Kail, on the South by Philipps
heirs & Alice Kail & on the West by Lewis
Cox, containing 37 acres more or less.
To have and to hold the
said 1/5 undivided interest forever. We
covenant that we are lawful seized & possessed of said 1/5 undivided
interest in said land & that the same is unencumbered & that we have a
good right to same & I, Mrs. Lucy Ann Watson, wife of said J. M. Watson, do
hereby expressly waive any & all rights to homestead & dower to said
land & we warrant & agree to defend the title to the same against the
lawful claims of all persons whomsoever.

Personally
appeared before me D. B. Dodson Clerk of the County Court of said County, J. M.
Watson the bargainor with whom I am personally
acquainted & who acknowledged that he executed the within named instrument
for the purposes therein expressed & Lucy A. Watson, wife of the said J. M.
Watson, having personally appeared before me privately & apart from her
husband the said Lucy A. Watson acknowledged the execution of the said instrument
to have been done by her freely, voluntarily, understandingly & for the
purposes therein expressed.
