Know
all men by these presents that I, A. L. Lunsford and his wife J. R. Lunsford
for and in consideration of $65.00 cash in hand paid and the further
consideration of $100.00 to be paid to W. M. Wilson, being the purchase money
due by me to him as evidenced by my four notes of $25.00 each have and do
hereby and by these presents bargain, sell, transfer and convey to Steven
Cochran the following described property to wit; Lot No. 83 in the town of Troy
in 6th Civil District of Obion County Tennessee, being same lot
purchased by me from W. M. Wilson and lying just west of what is known as
Masonic Hall lot in said town. To have and to hold to him the
said Steven Cochran his hiers and assigns forever.
We
covenant that we are lawfully seized and possessed of said property and all
improvements thereon and have a good right to convey same; that it is
unencumbered except by a lien for purchase money due W. M. Wilson and which
said Steven Cochran assumes to pay – being 4 notes for $25.00 each due March
17, 1890, Sept. 17, 1890, March 17, 1891 and Sept 17, 1891. We covenant and
bind ourselves our heir and each of our heirs and legal representatives that we
will forever warrant and defend the title to said lot and the improvements
thereon to said Cochran his heirs and assigns against the lawful claims of any
and all persons except as to the aforesaid purchase money note due W. M.
Wilson.
If
the said cash payment $25.00 is paid by John E. Wells for said Steven Cochran
and a lien is retained hereby on said lot in favor of said Wells to secure
payment of same and also to secure payment of the said four notes to W. M.
Wilson, the payment of which is assumed by said Cochran as a part of the
consideration for said lot and the improvements thereon herein and hereby
conveyed.

Personally
appeared before me A. J. Stanfield Clerk of the County Court of said State and
County A. L. Lunsford and J. R. Lunsford the bargainors
to the foregoing and hereunto attached instrument with whom I am personally
acquainted and who acknowledged that they executed the same for the purposes
therein contained. And J. R. Lunsford
wife of the said A. L. Lunsford having appeared before me privately and apart
from her husband acknowledged the execution of the said instrument to have been
done by her freely voluntarily and understandingly without compulsion or
constraint from her said husband and for the purposes therein expressed.
