Know
all men by these presents that we M. H. Lunsford and his wife A. C. Lunsford of
the County and State aforesaid have this day given granted bargained and sold
& we do hereby transfer & convey to G. R. Minnick and Mrs. Nellie B.
Brown & their heirs forever for the
consideration of $450.00 cash in hand to us this day paid the following described
tract of land lying in the 9th Civil District of Obion County
Tennessee, bounded, beginning at a Poplar the south east corner of R. R. Longs
125 acre tract of land deeded to said Long on the 25th day of
December 1886, by Evans Jackson and his wife, runs thence East to a stake A.
Fields S. W. corner, thence North with his West boundary line to his North West
corner, thence West with the north boundary line of Grant No. 251 to the North
East corner of the said R. R. Long’s 125 acre tract,
thence South with the East boundary line of said Longs 125 acre tract to the
beginning, containing by estimation 175 acres, more or less.
To have and to hold the
same to the said G. R. Minnick and Mrs. Nellie Brown their heirs and assigns
forever. We covenant with the said G. R.
Minnick and Mrs. Nellie Brown that we are lawfully seized of said real estate
have a good right to make this conveyance and that said land is free from any
and all encumbrances and we further covenant and bind ourselves our heirs and
representatives to warrant and forever defend for the said G. R. Minnick and
Mrs. Nellie Brown, their heirs and assigns the title to said land and every
part hereof against the lawful claims and demands of all persons whatever.

Personally
appeared before me R. A. J. Cumbee, Judge of Probate
in said State and for said County M. H. Lunceford the bargainors
to the foregoing and hereunto attached instrument with whom I am personally
acquainted and who acknowledged that they executed the same for the purposes
therein contained. And A. C. Lunceford
wife of the said M. H. Lunceford having appeared before me privately and apart
from her husband acknowledged the execution of the said instrument to have been
done by her freely voluntarily and understandingly without compulsion or
constraint from her said husband and for the purpose therein expressed.

H. Lunceford and A. C. Lunceford with whom I am personally acquainted and who
acknowledged that they executed this deed of conveyance for the purpose therein
contained and A. C. Lunceford the wife of the said M. H. Lunceford having
appeared before me privately and apart from her said husband M. H. Lunceford
acknowledged the execution of the said deed to have been done by her freely,

husband and for the purposes therein expressed.
