For
the consideration of the Sum of Fourteen hundred thirteen and Eighty nine one
hundredths ($1413.89) Dollars paid and to be paid as follows; Four Hundred
Thirty Nine and Forty Eight One Hundredths ($439.48) Dollars cash in hand to us
paid, the receipt whereof is hereby acknowledged, and Four hundred Seventy four
and Sixty three one hundredths ($474.63) Dollars on or before the 15th
day of November and Five Hundred nine and Seventy Eight one Hundredths
($509.78) dollars on or before the 15 day of November 1909 both of which said
amounts are evidenced by his two Promissory notes of even dates herewith and
due as above stated.
We, J. A. Coffman and Anne I.
Coffman wife of J. A. Coffman, both of Friendship, Crockett County, Tennessee,
have this day bargained and sold, and do hereby transfer, convey and confirm
unto W. B. Lunsford of said County
and State, the following tract or parcel of land situated lying and being in the
12th Civil district of Crockett County, Tennessee, and bounded as follows to wit;
Beginning at a stake in the
Northeast corner of an acre lot sold by Peacock Binford
& Co. to S. . Howell (now belongs to S. L.
Sanders) runs South with the east boundary line of said Lot 17 ˝ Poles to the
South east corner of said lot; thence West with the South boundary line of said
lot 9 Poles to a Stake; thence East 33 2/25 Poles to a stake; thence South 40
Poles to the center of the road formerly leading out from the Friendship Flowering
Mill owned by J. D. Smith thence East 91 Poles and 4 links to a stake, the
South West corner of a twelve acre tract sold by Dr. Smith to Murphrey, now owned by Robert
Lunsford; thence North with the West boundary line of said twelve acre
tract 78 Poles to a stake, the north west corner of said twelve acre tract in
the Friendship and Eaton road (formerly called Friendship at Gradys Bridge Road); thence West with said Road 115 Poles
and links to the beginning and contains, by estimation Fifty two and one
hundred Eighteen Square Poles, more or less.
To have and to hold the
said tract or Parcel of land unto him the said W. B. Lunsford his heirs and assigns forever and we covenant and
agree to and with the said W. B.
Lunsford that we are lawfully Seized and Possessed of said land, and have a
good right to Sell and convey the same; that the Same is unencumbered and further
we will warrant and forever defend the title of said land unto the said W. B. Lunsford, his heirs and assigns
against the lawful claims of all Persons whomsoever. A Special Lien is retained by the said J. A.
Coffman and Annie I. Coffman, wife of J. A. Coffman for the purchase money this
30th day of Dec 1907.

Personally appeared before me Jno.
I. Sanders Notary Public of said County the above named J. A. Coffmann and Annie I. Coffman the bargainors
with whom I am personally acquainted, and acknowledged that they executed the above
instrument for the purposes therein expressed and Annie I. Coffman, wife of the
said J. A. Coffman having personally appeared before me privately and apart
from her husband the said Annie I. Coffman acknowledged the execution of the
said instrument to have been done by her freely, voluntarily, understandingly,
without compulsion or constraint from her said husband and for the purposes
therein expressed this 30 day of Dec 1907.
