Sale of Balladhoo, from Gelling to Maddock, 1896, Lonan

Know all men by these presents that Edward Gelling of the Parish of Lonan in the Isle of Man farmer and Anne Gelling his wife, for and in consideration of the full and just sum of seven hundred and fifty pounds to him the said Edward Gelling in hand paid by Henry Maddock of Balladhoo House in the said Parish of Lonan, gentleman (the receipt whereof is hereby acknowledged).  Do hereby give, grant, bargain, and forever absolutely sell and convey unto Henry Maddock his heirs and assigns all and singular that estate and those lands, buildings and premises situate in the said Parish of Lonan called and known as Balladhoo and including all the lands and premises to which the said Edward Gelling became entitled to by deed of sale from Andrew Bowman bearing date the twentieth day of march one thousand eight hundred and eighty eight [20th Mar 1888]. To have and to hold the same with all ways, waters, water courses, casements and appurtenances to the same belonging or in any wise appertaining unto the said Henry Maddock his heirs and assigns from the day of the date hereof absolutely forever. He the said Henry Maddock his heirs and assigns yielding and paying the Lord’s Rent, Tithe and taxes and also doing, paying and performing all boons, suits and services annually or otherwise incumbent thereon. And the said Edward Gelling for himself his heirs, executors and administrators doth hereby covenant with the said Henry Maddock his heirs and assigns that he the said Edward Gelling and his said wife have good right, full power and lawful authority to sell and convey the said property in manner aforesaid and that he and his aforesaid shall and will warrant, maintain, uphold and defend the same unto the said Henry Maddock his heirs and assigns from and against the claim, challenge and demand of any and every person. In witness whereof  the said Edward Gelling and his said wife have hereunto subscribed their names this eighteenth day of September one thousand eight hundred and ninety six [18th Sept 1896].

At Douglas the eighteenth day of September 1896, Edward Claque one of the subscribing witnesses to the execution of the foregoing deed who is known to me personally, appeared and made oath on the Holy Evangelist that Edward Gelling and Ann Gelling the executing parties thereunto duly signed the same in deponents presence and in presence of Edward Maddock the other witness.
