The first part of this Will is in Latin, which I cannot transcribe.

This is the last Will and ordynannce of me the said Nicholas Astyn of Sandherst made there the day and yere above writen
and rehersed by me p[er]sonally to Thomas Petter William Scorme Richard Fogill and Willia Bate my fe[o]ffees

I Will that my said feffers shall suffer Bennet my wif and her assignes to occupie and take profyt of my lands wtthapprtenncs [with the appurtenances] called Woodlands untill the tyme that John my son come to thage of xx yeres
And when that the same John comyth to the said age of xx yeres then I will that my said feffers or ther assignes delivr or do (cause) to be delivred the said lands to the said John called Woodlands to have to the said John (and) to his heires and assignes forevr

Also I will that my said feffers shall suffer the said Benet and her assignes to occupie and take profyt of the my lands wtthapprtenncs called Halton harpetbence? and Boxherst untill that Thomas my son comyth to thage of xx yeres
And when the said Thomas comyth to the said age of xx yeres then I will my said feffers or ther assignes delivr or do (cause) to be delivred to the said Thomas the said lands called Holton horpetborne? and Boxherst to have to the said Thomas his heires and assignes forevr

Furthermore I will aftre [after] (the) decesse of the said Benett my Wif that all suche lands and ten[emen]ts as John Lucas and other ben infeoffed soe the suretie of the said Benett be delivred to Richard my son if he be then at thage of xx yeres And yf he be not then I will that my said feffers take the profytts of the said lands and tents till that the said Richard Comyth to the said age of xx yers
And when the said Richard comyth to the said age of xx yers Then I will that the said lands and tents wth the profytts of them be delivred to the said Richard to have to hym his heires and assigns forevr

Also I will that the said Richard shall pay or do (cause) to be paid to Thomas his broder [brother] X marc [10 marks] to be paied in forme folowing (that is to say) xxxiijs & iiijd [33s 4d] a yer yerely till the said x marke be full paied to begyn to pay the first payment wtin ij yers next after the decesse of the said Benett
And if the said Richard decesse wtowt Issue of his body lawfully begotten or he come to the said age of xx yers then I will that his brethren be his heires and so every broder to be (the) others heirs if any dye wtin the said age of xx yers wtout Issue of their bodies lawfully begotten

And I will that the said Benett paye to the mariage of my iij doughters eche of them liijs iiijd [53s 4d] in pens and penyworthes
Also I will that my p[ar]te in a mede called Sandeherst hill be sold to helpe to the payment of my said iij doughters mariage

Also I will that Godlene my modre [mother] have out of my lands and tent (for the) terme of her lif vjs viiijd [6s 8d]
And for fawte [default] of payment to distreyne and distresse in all my said lands and tents or in any p[ar]cell of them durying terme abovesaid

This wittnesseth: Edward Beching; Richard Histhcok; Thoms Petter; William Scorme, John White, Robert Scott and others
