In the name of God Amen in the yere of our Lord God a [1554] in the xijth [12th] day of October in the yere and raigne of Phillipe & Marye by the grace of God Kynge and Quene of England France Naples Jeruzalem and Irelande, defendour of the faythe Prynces of Spayn and Tyrill Archduke of Austria, .....lany [Duke of Milan], Burgundye & Brabant, Cowntyes of aspourge [Hapsburg], Flanders & Tiroll the firste & seconde yeres
I Richard Austen of the p[ar]ishe of Sandherste in the Cownty of Kente of good mynde & p[er]fecte Remembrannce thanks be yt unto allmightie God do ordaine and make this my presente Testamente and Laste will as hereafter followethe
Fyrste I bequethe my Soull unto allmightie God my maker and Redemer & my bodye to be buryed within the churche yarde of Sandherste if it please God to be, or ells where it shall please him

Item I bequethe unto Joan my wiffe all my moveable goods payinge owt therof at my owt burynge to poor people within the pishe of Sandherste a iijs iiijd [3s 4d] And at my monthis day in like case a iijs iiijd

Also I give and bewuthe unto Joan my daughter at the day of her mariage to be paid by my executrix or her assignes a vli [£5] of good & usuall money of Englande or within half yere after her day of mariage And yf the same Joan my daughter do not marye before thage of xxiiijt [24] yeres Then she shall not have the same vli before that she comethe unto the same age of xxiiijt yeres

Also I will and ordaigne that John Fowll shalhave his bargayne of wod that he boughte of me awey any othr by the feaste of alhollowes [Allhallows] nexte comynge accordinge unto his Bargayn payinge for the same a xxt marks of good & Lawfull money of Englande
Also I will & ordaigne that if my mother wilbe bownde unto my executrix & to ij other honest men of the pishe of Sandherste to let the hedge stande thir it is & not to be removed the whiche she graunted me? to do and to save the coppes of my wod the whiche is nowe enclosed Then I will that she shall have dowry a certayn plott of wod that is nowe standinge to her own use the whiche she hathe claymed
Also I will and ordaigne that if my mother do take the same wood and fullfyll all her promyse and graunte that then I wyll that John Fowll shalbe allowed of my executrix so muche money as ij honest men can say that the wod is worthe at the day of his paymente of the said xxt marks
Also I will and ordaigne that if my mother wilbe bownde and to make an ansure [answer?] unto my executrix what she will do vj days before alhallowes nexte comynge ells John Fowll to fell down the same wod accordinge to his foremade bargayn

Also I will unto my mother on[e] bushell of whete to be paid within a quarter of a yere after my decease uppon the condicon that she will be good unto my wiffe & a bushgell of malte

The Resydewe of all my moveable goods my debts and bequethes Fyrst paid and my Will fulfylled I gyve all unto Joane my wiffe, the whiche Joane I ordaigne and make my holl executrix of this my presente Testamente & Laste will
and Peter Dannke to be my Oversear of the same as I have put him in truste thereof to see it fulfilled

Thys ys the Laste Wyll and ordynance of me the said Richarde Austen made the day & yere abovesaid

Fyrste I will and ordaigne that Joane my wiffe shalhave thoccupacion of all my Lands (for the) terme of her Lyffe after the decease of my mother payinge the Lords Rente of the same And after the dethe of Joane my Wiffe Then I will that my Lands shall go unto Joan my daughter and to her hayeres [heirs] of her bodye Lawfully begotten for ever

Also I will and ordaigne that Joan my wyffe shall recyve of John Austen my brother a xs evrye yere durynge the Lyffe of my mother half yerly to be paid (that is to say) at the feaste of Saynte Mighell tharchangell and at thannuncyacion of our Ladye by even porcions to be had and paid accordinge to thasaide hereof made at the porcion and sythers? of our Ladye &c.
