First I Give and devise all and every my Freehold and Leasehold Messuages Lands Tenements and Hereditaments whatsoever and wheresoever with their and every of their appurtenances unto my four Nephews Richard Canney James Canney John Canney and Edward Canney children of my late Sister Mary Canney deceased equally to be divided between them my said four Nephews share and share alike and they to take as tenants in Common and not was joint tenants and to their several and respective heirs Executors admors and assigns according to the nature and quality of the said Estates respectively
and I Give and bequeath one annuity or yearly Sum of Thirty pounds of lawful Money of Great Britain free from all Taxes and other deductions whatsoever unto my Housekeeper Elizabeth Puttock (?) Spinster and her assigns for and during the term of her natural life to be paid by my Executors herein after named by equal half yearly payments upon the two following days in every year (that is to say) the sixth day of April and the eleventh day of October the first payment thereof to begin and be paid on such of the days as shall first happen next after my decease
and subject thereto and also payment of my just debts and funeral and testamentary Expences I do hereby Give and bequeath all and singular my Goods Chattels and Effects Debts due and owing to me Money securities for Money Money in any of the Public Funds of this Kingdom and all other my Personal Estate whatsoever and wheresoever and of what kind or nature soever the same shall be at the time of my decease unto my said four Nephews Richard Canney James Canney John Canney and Edward Canney share and share alike and to their several and respective Executors admors and assigns
and I make constitute and appoint my said two Nephews James Canney and John Canney joint Executors of this my Will
and Lastly I hereby revoke all former Wills by me made and do declare this only to be my last Will and Testament
