First I will that Johanes my wyf have all the profitt of my tenement in Wy wyth thappurtenances during her lyfe she performing all under reparacons [repairs] of the said tenement And paying rents And Interests? to the lordes of the fee.
Also I will that she Johane my wyf have the profitt of all my landes in Smardden [Smarden] until the tyme that Nicholas Cooke my sonne com to the age of xxi yeres And then the said landes to remayne to the said Nicholas to have to hym And to the heyres of his body lawfully begoten for ever in fee
Also I will that the said Nicholas my sonne after the decease of the said Johannes my wyf have my foresaid tenement in Wy forsayd to hym and to his heyres of hys body lawfully begoten for ever in fee
And if it fortune the said Nicholas my sonne to die without issue of his body lawfully begotten then I will that after the decease of the said Johannes my wyf my said tenement And also my said landes in Smardden aforesaid then my mynd unto the said Thomasyne my dohughtt [daughter!] to have to her And to ther heyres of her body lawfully begoten for ever in fee
And if it fortune that the said Thomasyne my dohuggtt dye before age or maryes then I wil and ordeyne that the same profitts? in my forsayd tenement unto the said Thomosyne bequeathed remayne unto the said Johanne my wyf and to Nicholas my sonne to be devided betwene them by equall porcons and porcon
And if it fortune that both the said Nicholas my sone And Thomesine my douggtter dye without any
issue of their bodies lawfully begoten then I will that my said tenement And landes with
thappurtenances be geven to my feoffes the best wise that may be And the money therof receyved
I will that a honest prest shall have for his? surplus? to synge in the church of Wy for my
Soule and all my frends soules by the space of a 4 yeres 9 months
And the residue thereof to be disposed after the discrecon of myn feoffes
