Note: First half is in Latin which I cannot read in any detail, so this Will starts in the 2nd half:

This is the Last will of me the said Thomas Cooke made the day and yere aboveseid and in the iij yere of the reign of Kyng Henry the viijth

First I will that my feoffe William Tomlyn shall suffer Wylmyne my wif to occupeye my tent. [tenement] with thapptence [the appurtenances] the terme of her liff

And after the decease of her I will the same tent. with their apptences remayne to Thomas my Sonne and to the heires of his body lawfully begoten

And if it fortune the seid Thomas to dye without issue of his body lawfully begoten Then I will the same tent. shall remayne with thapptences to my daughters Agnes Johanne and Isabell And to them forevermore
