In the name of God Amen the xvi daye of November in the fowertenth yeare of the Reigne of our Sovereigne Ladye quene Elizabeth and in the yeare of our ord God A thousand fyve hundred Seaventy Two
I Austen Cooke of the parishe of St. Mary Magdaleyne in the Cittye of Canntorberye Bucher being sicke of bodye but of good and perfect memorye (thankes be to Almighty God) make my present Testament and last will in manner and fourme following
First I bequeath my Soule to Almightye God my onlye Saviour and Redemer And my bodye to be buryed in the parishe Churche of St. Marye Magdaleyne aforesayd

Item I bequeath to the poore mens boxe within the same Church vs
The residue of all my moveable goodes my debtes and funerall expenses payd I wholye comitt to the distribution of Margarett my wife gyving and bequeathing to her the one halfe of the some of my moveable goodes, And the other halfe to be amonge my Children equallye

And of this my present Testament and last will I make Margarett my wife Sole Executrix And Lubye Orcharde Overseer of the same and I bequeath to hym for his paynes taken therein [blank!]

This is the last Will of me the sayd Austen Cooke made the sayd daye and yeare, touching the disposition of all my Lands and Tenements in Cannterberye and in the Countye of Kent, or else where

First I will that my wife shall have my newe house called Whytalls and the ground [be]longing to the same, and al other my lands and Tenements in Cannterberye, and in the sayd Countye of Kent, during the terme of her naturall life, shee seeing my Children well brought uppe,

And after her decease I will all my sayd Landes and Tenements shall remayne to John, Marke, William and Austen my sonnes, and to their heyres equallye to be devided betwene them

Notes:
Austen Cooke married Margaret Lorelas at St. George the Martyr, Canterbury on 13th July 1556.
I cannot find the christening of any of their children, save Wyllyam � 30th June 1567 at St. Mary Magdalene.
