Mary Dunkin of Sandwich, Spinster being sicke and weake this 14 of Octob[er] 1667 giveth and bequeath her goods and Chattels lands and Tenem[en]ts as followeth

Impr[im]is I give all that my Messuage or Ten[emen]t Orchard and Lands with thappurtences [the appurtenances] in Eastry and my Messuages in Sandwich in John Chapmans occupacon And one peece of lands in Ash late in Ralph Leggatts occupacon unto Peter Bedingfeild my nephew at his age of one and twenty yeares To have and to hold the same unto him from and after his said age of 21 years and to his heyres and assignes forever

And my will and minde is that the prifitts of the said Messuages Lands and pr[e]misses aforesaid untill the said Peter shall attain the age aforesaid shalbe Govred [Governed?] by my loving Sister Elizabeth Bedingfeild and disposed as followeth, vizt.
20l [£20] of the first profitts shall be putt out at interest for the uses of my neeces Mary and Bennett Bedingfeild,
And the rest of the profitts to be disposed by my said Sister for the use of my Nephew and neece(s) aforesaid at her discrecon

Item I give unto the said Peter Bedingfeild one gold seale Ring which was my Fathers
I give unto my neeces one Chest of Linnen equally to be divided between, and each of them two silver spoones, and to each of them a Smale [small] gold Ringe
Item the bedd and other goods given me by my Fathers will, I give to my two neeces equally to be divided

And I do ordain my said Sister Executrix of this my Will

I the within named Mary Dunkin do this 24 day of October (16)67 farther declare my minde and will and do intend and mind is that wat is hereafter declared shalbe deemed part of my will, vizt.

that my minde and will is that if the within named Peter Bedingfeild shall dye and depart this life before his age of 21 yeares then I give the Lands and Tenemts. afore bequeathed and given him unto Mary and Bennett Bedingfeild their heyres and assignes forever equally to be divided

And my minde and will farther is that if the said Peter Bedingfeild afore he shall enjoy the lands afore given him shall att any time goe above (sir in morile) to sell away the same or any part thereof then I do revoke my bequest as to the lands & Tents. before made to him and and he to have no benefitt thereof
And I do give all the said lands and Tents. within given to him to the said Mary and Bennett Bedingfeild their heyres and assignes forever

Item I give the looking glass in my Chamber unto the said Mary Bedingfeild

Notes:
Mary Dunkin was buried at St. Mary the Virgin, Sandwich, Kent on 5th November 1667.
Mary was christened 12th Feb 1629 at St. Mary, Sandwich, d. of Robert Dunkin.
Siblings: Richard 15 Jul 1627; William 25 Dec 1628; Elizabeth 2 Sep 1632 – all christened at St. Mary, Sandwich.
Sister Elizabeth Dunkin of St. Alphage, Canterbury married Mr. Will Bedingfield of Sandwich, on 22nd November 1659, at St. Alphage, Canterbury.
