This is the last Will and Testament of me William Epps late of the Parish of Wickhambreux in the County of Kent Innkeeper but now of the City of Canterbury Gentleman

first I order and direct all my just debts and funeral and testamentary expences be paid and satisfied as soon as conveniently may be after my decease and subject to the payment thereof

I give and bequeath unto my dear Wife Elizabeth Epps and her assigns for and during the term of her natural life if she shall so long continue my Widow and unmarried the use dividends interest and natural produce of all and singular my household goods and furniture plate linen china monies and securities of money and all other my Personal Estate and effects whatsoever and wheresoever

and from and immediately after her decease or marriage again whichever shall first happen I give and bequeath the same unto and equally between my three children Henry Gage Epps Edward Wootton Epps and Elizabeth the Wife of John Larkin as tenants in common and not as joint tenants and to their several and respective executors administrators and assigns absolutely

And I give and devise all and every my freehold messuages farms lands tenements hereditaments and real estate whatsoever and wheresoever unto my said dear Wife Elizabeth Epps and her assigns for and during the term of her natural life if she shall so long continue my Widow and unmarried
and from and immediately after her decease or marriage again whichever shall first happen I give and devise the same in manner following (that is to say)

I give and devise all that my messuage or tenement with the building lands Ferry lands hereditaments and premises thereunto belonging situate lying and being at or near or certain place called Grove Ferry in the Parish of Wickhambreux aforesaid in the said County of Kent and now in the occupation of my said son Edward Wootton Epps and which I purchased of the late Thomas Denne Esquire unto and to the use of him my said son Edward Wootton Epps his heirs and assigns for ever
subject nevertheless and charged and chargeable to and with the payment of one thousand two hundred and twenty five pounds sterling within three calendar months after the decease or marriage again of my said Wife unto or in favour of my said son Henry Gage Epps his executors administrators and assigns absolutely
and subject to and with the payment of a like sum of one thousand two hundred and twenty five pounds sterling (within the period aforesaid) unto or in favour of my said daughter Elizabeth the Wife of the said John Larkin her executors administrators and assigns absolutely
and I do hereby expressly charge and make chargeable the hereditaments hereinbefore devised to him my said son Edward Wootton Epps in fee simple to and with the payment of the said two several sums accordingly and I give and bequeath the same accordingly

and as to all the rest and residue of my said freehold hereditaments and premises I give and devise the same unto and equally between my said three children Henry Gage Epps Edward Wootton Epps and Elizabeth the Wife of John Larkin as tenants in common and not as joint tenants and to their several and respective executors administrators and assigns for ever

and I give and devise unto and to the use of the said Henry Gage Epps Edward Wootton Epps and Elizabeth Larkin their heirs and assigns all the legal interests vested in me as trustee or mortgagee in any real or personal estate upon the several trusts and subject to such equities as shall be subsisting therein respectively

and I appoint the said Henry Gage Epps Edward Wootton Epps and Elizabeth Larkin the Executors of this my Will and I hereby revoke all my former Wills
In Witness whereof I William Epps the Testator have hereunto set my hand and seal this fourteenth day of December in the year one thousand eight hundred and forty two _ Wm Epps
