In the Name of God Amen I Peter Greenstreet of Ospringe in the County of Kent Gent being of sound and disposing mind and memory thanks be to God do make and declare this my last Will and Testament and in manner and forme following (that is to say).
First and principally I recommend my Soule to God that gave it and my body to the earth to be decently buried at the discretion of my Executrix herein after named. And as touching my worldly Estate my Debts and Funerall expenses first being paid and satisfied I give and dispose thereof in manner following.

Imprimus I give devise and bequeath unto Thomas Napleton of Greys Inn in the County of Middlesex Esq. Robert Knowler of Faversham in the County of Kent Gent and Anne Thomas Daughter of Sir Robert Thomas of Glammorganshire Barronett all that my messuage or tenements and Lands called Hidder Croft with all and every the appurtenances thereunto belonging scituate lying and being in the Parish of Ospringe aforesaid now or late in the tenure or occupation of John Goodchild Carpenter And all my Wood and Lands commonly called Cocksett or Cockshall lying and being near the messuage or tenement and lands afore mentioned containing by estimation Thirty acres be the same more or less And all my Wood and Lands called Hothwood containing by estimation Twenty Eight acres be the same more or less lying and being in the Parishes of Ospringe aforesaid and Eesling or one of them as also All other my messuages or tenements lands woodground meadow pasture and hereditaments whatsoever and wheresoever within the County of Kent
To have and to hold the said messuages or tenements lands woods and premises with their and every of their appurtenances unto the said Thomas Napleton Robert Knowler and Anne Thomas their Heirs and Assigns forever.
In Trust nevertheless to and for the several uses intents and purposes hereinafter mentioned and to and for no other use intent and purpose whatsoever (That is to say)

In Trust that they the said Thomas Napleton Robert Knowler and Anne Thomas shall with all convenient speed after my death sell the said messuages or tenements lands woods and premises with their appurtenances unto the best purchaser they can gett. And out of the money arising thereby shall pay and reimburse my Executrix herein after named All such moneys she shall expend and layout in and about my funeral. And also pay the summe of tenne pounds apiece herein after by me given to the said Thomas Napleton and Robert Knowler as also all such charges and expenses as they the said Trustees shall expend and layout in the execution of the said Trust.
And with the Remainder of the said moneys shall purchase one or more Annuity or Annuities in Her Majesties Exchequer at Westminster for ninety nine years or other Term or Terms of years or otherwise dispose of the said moneys at Interest or in a purchase or purchases of other houses or lands as to them shall seem meet for the use and behoof of my natural daughter Anne Thomas commonly called Anne Harvey (the which daughter I had by the said Anne Thomas Daughter of Sir Robert Thomas afore named) her Heires Executors and Administrators or Assigns

But my will and meaning is that untill such sale shall be made Anne Thomas the Mother shall have and receive the Interest and produce of the Moneys arissing thereby untill my said daughter shall attain to her age of one and twenty years towards her maintenance and education
And if my said daughter shall happen to dye before her attainment to her said age of one and twenty years and without child or children Then that the said Anne Thomas the Mother shall have and receive and take the Interest and produce of the said Moneys and the Annuity or Annuities lands or houses therewith purchased for and during the term of her Naturall Life
And after her decease my said daughter dyeing without child or children as aforesaid I give and bequeath the same unto my neece Mary Jones daughter of my sister Anne Jones her heires and assignes for ever.

Item I give devise and bequeath unto my said naturall daughter one annuity of Five and twenty pounds per ann. out of Oounaye Coals Exise etc. which I purchased of Thomas Martin of London Goldsmith for the remainder of a certain term of ninety nine years then to come and unexpired together with the Tallys and Order thereon made And all my Estate right Title and Interest therein and thereto for and during all the remainder of the said term of ninety nine years that shall be to come and unexpired at the time of my decease
But my will and meaning is that the said Anne Thomas the Mother shall receive and have the said Annuity also untill my said daughter shall attain to her said age of one and twenty years for and towards her maintenance and education
But it is not my will or meaning that my said daughter shall at her age of one and twenty years call her Mother to any account for the money by her received during her minority.
And if my said daughter shall happen to dye before her said age of one and twenty years without child or children Then I give devise and bequeath the said Annuity unto the said Anne Thomas the Mother and her assignes for all the remainder of the said Term

And further it is my will and meaning that if the said Trustees shall put out or place at interest or otherwise dispose of the Moneys ariseing by the sale of the house and lands hereby appointed to be sold or any part or parcell thereof according to the best of their Judgments and if the same shall happen to be lost without their default that they shall not be answerable or lyable to make the same good out of their owne Estate or Estates.

Item I give devise and bequeath unto the said Thomas Napleton and Robert Knowler the summe of Ten pounds apeece to be paid them out of the Moneys ariseing by the sale of the house and lands hereby by me appointed to be sold.

All the rest and residue of my Estate both Reall and personall debts Creditts Claimes and demands whatsoever and wheresoever I give devise and bequeath unto the said Anne Thomas the Mother whom I hereby make nominate and appoint Sole Executrix of this my last Will and Testament.
And lastly I do hereby revoke disannull and make void all other former Will or Wills whatsoever heretofore by me made hereby declaring this to be my only and true last Will and Testament.

In Witness whereof I have hereunto sett my Hand and Seale this first day of July in the sixth year of her present Majesties Reigne Anno Dmi and one thousand seven hundred and seven.
