I do give and bequeath to my beloved Wife Alice Elizabeth Isard all my personal and private property situate at Bromley and Chislehurst in the County of Kent after all my funeral and just debts are paid
I also give and bequeath to my son Henry Austin Isard on his attaining the age of twenty one years all that freehold property consisting of House Garden and Offices situate at Hayes in the County of Kent
I also give and bequeath to my son Arthur Isard on his attaining the age
of twenty one years the freehold Chandlers Shop and Offices situated at
Farnborough in the County of Kent
and to my daughter Ellen Isard the freehold Cottage adjoining the Chandlers shop
aforesaid on their seperately attaining the age of 21 years
and in case either of the aforementioned children should die
before attaining the age of 21 their portion to be sold and equally divded amongst the surviving Children
I likewise leave my dear Wife sole Executrix
