Also I give and devise unto my Loving Wife Catharine Jeken for and during her Natural Life One Annuity or Yearly Rent Charge of
Sixty pounds per Annum of lawfull Money of Great Britain free and clear of and from all deductions for Taxes Repairs or otherwise to
be Issuing and going out of All that Messuage or Tenement commonly called or known by the Name of Townsend with the Barns Stables
Outhouses Edifices Buildings Courts Yards Gardens and Orchards thereunto belonging And also All those several pieces or parcels of
arable pasture and Downland to the said Messuage or Tenement belonging or therewith now or at any time heretofore used letten occupied
or enjoyed contained in the whole by Estimation Three hundred and Twenty Acres more or less with all and singular their and every of
their appurtenances Situate lying and being in the parish of St Margarets At Cliff in the County of Kent late in the Tenure or
Occupation of Sampson Wanstall the Elder and now of my Sister Jane Baker Widow and her Son Laurence Baker and George Ford
their Assigns or Undertenants And also All that my part of the Lands called Beaumonts or Bearmans Closes (lately divided between me
and my late Brother James Jeken deceased) now in the Occupation of the said Jane Baker and of Laurence Baker their Assigns or
Undertenants Lying and being in the said parish of St. Margarets At Cliff And all other my Messuages Lands Tenements and Hereditaments
whatsoever in the said parish of St. Margarets At Cliff
And also All those Three pieces or parcels of fresh marsh land with the appurtenances calles Denthense in Ivychurch and Appledore in
Romney Marsh or in one of them in the said County of Kent containing by Estimation Thirty acres more or less now in the Occupation of
Richard Kennett or his Assigns and late of Richard Farnell or his Assigns which last mentioned Land I purchased of
John Tournay late of Ashford Gentleman
and to be paid unto my said wife Quarterly at and upon the feasts of the Annuciation of the Blessed Virgin Mary, the Nativity of St.
John the Baptist, St. Michael the Arch Angel and the Birth of our Lord Christ by even and equal portions The first payment of the said
Annuity to begin and be made at and upon such of the said feasts as shall happen next after my decease
And if it shall happen the said Annuity or Yearly Rent Charge of Sixty pounds per Annum to be behind or unpaid in part or in all by the space of One and Twenty days next after the said feasts or any of them That then It shall and may be Lawfull to and for my said Wife or her Assigns to enter into and upon the said premisses or any part thereof and to distrain for the same and the distress and distresses then and there found to lead drive take and carry away detain impound and keep until the said Annuity or Yearly Rent Charge and all arrears thereof and the Charge and charges of taking such distress and distresses be fully paid and satisfied
Also I give and devise unto James Moate of Hatfield in Hartfordshire Gentleman Steward to the Right Honourable the Earl of Salisbury and William Rigden of the said City of CAnterbury Brewer All and singular the said Messuages Lands and premisses with the Appurtenances so charged and chargeable with the said Annuity To have and to hold all and singular the said Messauges or Tenements Lands and premisses with their and every of their appurtenances (so charged and chargeable) unto the said James Moate and William Rigden their heirs and Assigns for ever To the several uses Intents and purposes hereinafter limitted expressed and declared (that is to say)
To the use and behoof of my son John Jeken for and during the Term of his Natural Life without Impeachment of Wast other than
voluntary Wast in pulling down of houses and from and after the determination of that Estate Then to the use and behoof of the said
James Moate and William Rigden and their heirs during the Natural life of him the said John Jeken
In trust nevertheless and to the Intent to preserve and support the contingent uses and remainders thereof hereinafter limitted from
being barred or destroyed and for that purpose to make Entries or bring Actions as occasion shall require But nevertheless to permit
and suffer the said John Jeken and his Assigns to receive and take the Rents Issues and profits thereof during his life to and for his
and their own use
and from and after the decease of the said John Jeken Then to the use and behoof of all and every the Son and Sons of the Body of my
said Son John Jeken lawfully to be begotten and the heirs of the Body and Bodies of such Son and Sons [tear in paper]ous if more than
one to take as Teneants in Common and not as joint Tenants
and for Want of such Issue Then to the use and behoof of the Issue female of the Body of my said Son John Jeken lawfully begotten and
to be begotten and the heirs of the Body and Bodies of such Issue female equally to be divided between them share and share alike
and for want of such Issue Then to the use and behoof of my said Wife Catharine Jeken if she be then living for and during the Term of
her natural Life and from and after her decease Then to the use and behoof of my said Sister Jane Baker if she be then living for and
during the term of her Natural Life and from and after her decease Then to the use and behoof of the said Laurence Baker her son his
heirs and Assigns for ever
Also I give and devise unto my said Wife Catherine Jeken all that my Messuage or Tenement with the Buildings Edifices Backsides and Appurtenanace thereunto belonging holden by Lease from the pri[fold in paper] Brothers and Sisters of the Hospital called Maynards Spittal in the said City of Canterbury now in my own Occupacion Situate and being in a certain Street called Castle Street in the parish of St Margaret in the said City of Canterbury To have and to hold the said last mentioned Messuage or Tenement and premisses with the appurtenances unto my said Wife Catherine Jeken and her Assigns for and duing the Term of her Natural Life She paying the Rent Quarterly to the said Hospital as it shall become due
and from and after her decease I give and devise the said last mentioned Messuage or Tenement with the appurtenances unto my said Son
John Jeken his Executors Administrators and Assigns
Also I will and require that my said Son John Jeken shall pay or cause to be paid unto my Sister Elizabeth Christian during
her natural Life the sum of Eight pounds per Annum of Lawfull money of Great Britain Quarterly to be paid the first payment to begin
and be made within three Months next after my decease
and my further Will is that the aforesaid Annuity so given to my said Wife in manner as aforesaid and together with the Legacies and bequests given and bequeathed to her in this my Will shall be in full Satisfaction of her Dower or of any Claim or demand which She may have in or out of any part of my Estate by virtue of any Marriage Contract or Agreement Custom or otherwise howsoever
Also I give unto the said Laurence Baker the Bed Bolster with all other things thereunto belonging which now are in the Chamber over
my Lodging Room
Also I give unto my said Son John Jeken All my Books Writings papers and all other things that shall be in my Counting Room at the time
of my decease
Also I give unto my said Wife Catharine Jeken all the rest of my household Goods Plate China ware and Linnen for her use so long as
She shall live and after her decease I give unto my said Son John Jeken my large Silver two handle Cup marked R.F.E. Two Silver Salts
marked R.C.E. Two Silver Salts marked I.C.E. and the Chairs in the fore parlour
And all the rest of my Silver plate China Ware and Linnen and household Goods I give unto the said Laurence Baker his heirs and Assigns
Also I give unto my said Wife Catherine Jeken the Sum of Twenty Pounds of Lawfull Money of Great Britain to be paid unto her or her
Order within Ten days after my decease
And all the rest and residue of my Messuages or Tenements and Lands Goods Chattells debts Credits and personal Estate not before given
and bequeathed (after the payment of my Debts Legacies funeral charges and the charges of the probate of this my Will) I give and
bequeath unto my said Son John Jeken
making void all former and other Wills by me made and declaring this only to be my last Will and Testament
Also I do make and appoint my said Wife and Son John Jeken Esq [fold in paper]
In Witness whereof I the said Valentine Jeken have to this my last Will and testament contained in two sheets of paper set my hand
[fold in paper] first Sheet and my hand and Seal to this last Sheet thereof this Eighth day of August In the Twenty fourth year of the
Reign of our Sovereign Lord George the Second by the Grace of God of Great Britain France and Ireland King Defender of the faith and
so forth And in the Year of our Lord Christ One Thousand Seven hundred and fifty

Administration with - - - - was granted to Elizabeth Newman wife of Daniel Newman Esq natural and lawful Grand daughter and
only - heir of the deceased, which Goods were left unadminstered by John Jeken the only acting Executor lately deceased Intestate,
Catherine Jeken the other Executor having died without proving the same.
