I Mary Lynch Relict of the late Sir William Lynch Knight of the Bath do hereby revoke all former Wills by me heretofore made and make this my last Will as follows (that is to say)

In pursuance of the Paper given me by the Will of the late Sir William Lynch and all other Powers and Authorities enabling me thereunto I give devise limit ratify and confirm unto Philip Hales Baronet, Sir Brooke Bridges Baronet, William Hammond Esquire and the Reverend John Connant (the Trustees named in his Will) their Heirs and Executors all the Estates and Effects both real and personal of the late Sir William Lynch and of me the said Mary Lynch Upon Trust to grant convey assign and transfer the same in manner hereinafter mentioned

And in the first place I give devise and bequeath unto the persons hereinafter mentioned the Annuities or Yearly Sums of Moneys for and during their respective Lives as followeth (that is to say)

To Mary Freeman Wife of John Freeman One hundred pounds Annuity during the Term of her natural life And I will the said Annuity shall be to her separate use and paid to her own proper hands and for which her Receipt alone notwithstanding her Coverture shall be a full discharge it being my Will that her present of any future Husband shall not intermeddle therewith or be subject to his debts or Controul

And I give devise and bequeath to Mrs. Le Goyt Wife of Robert Le Goyt Senior one hundred pounds Annuity during the term of her natural life
And after her decease Then I give the said One hundred pounds Annuity to Maria Le Goyt her daughter for her natural Life
And I give devise and bequeath to my Nephew John Cage one hundred pounds Annuity during the term of his natural Life
And I give to Mary Ellis late Mary Harvey my former Servant twenty pounds Annuity for her Life
And I give to Thomas Gardner twenty pounds Annuity for his Life
And I give to Elizabeth Sutton ten pounds Annuity for her Life
And I give to Elizabeth Woolet ten pounds Annuity for her Life

And I will that all the said Annuities shall be paid Quarterly at Lady day, Midsummer, Michaelmas and Christmas by quarterly payments clear of all deductions and the first payment to be made at the first of those Feasts as shall happen next after my decease
And for the effectual Security the due and regular Payment of the said Annuities I will and direct and appoint the said Sir Philip Hales, Sir Brooke Bridges, William Hammond and the Reverend John Connant and the Survivors and survivor of them to grant convey or assign such part or parts of our real Estates to such person or persons as they or the Survivors and survivor of them in their discretion shall think adequate and proper with Clauses of distress and duty in case the said Annuities shall not be regularly paid

And I will order and direct and appoint that the said Sir Philip Hales, Sir Brooke Bridges, William Hammond and the Reverend John Connant and the Survivors and survivor of them and the Heirs of each Survivor do and shall grant convey assign all or such Parts of the said real Estates to such person or persons his her or their Heirs or Assigns as they in their discretion shall think proper either in Sale or Sales or Mortgage or Mortgages for (the) purpose of raising Money to answer the uses Intents and Trusts aforementioned (that is to say)
To pay the funeral Charge and Expences Attending the Burial of the said Sir William Lynch and myself and all his and my debts and all the Costs Charges and Expences of the said Sir Philip Hales, Sir Brooke Bridges, William Hammond and the Reverend John Connant attending the Execution of the Trusts reposed in them

And the following Legacies to the persons thereinafter named to whom I give and bequeath the same (that is to say)
I give and bequeath to my Nephew John Cage One thousand pounds sterling
And One thousand pounds Sterling to be equally divided between my Nephews Lewis, Edward and Charles Cage
And I will that the said Legacies shall be paid within one Year after my death

And I will and declare that the Receipt or Receipts of the said Sir Philip Hales, Sir Brooke Bridges, William Hammond and the Reverend John Connant and the Survivors and survivor of them to any Purchaser or Mortgagee shall be their full discharge and that they shall not be answerable for the Application of the same

And all the rest residue and remainder of the said real Estates I give devise and bequeath to Doctor Lynch Prebendary of Canterbury And I also give to the said Doctor Lynch the furniture Books and Linen at Groves
And I will and direct that the pictures at Groves (excepting the family portraits) And Plate and my diamonds which I direct to be sold and the Moneys arising from the Sale of them to be applied towards the Payment of my debts and Legacies

And I direct and appoint the said Sir Philip Hales, Sir Brooke Bridges, William Hammond and the Reverend John Connant and the Survivors and survivor of them and the Heirs and Assigns of such Survivor to grant convey assign and transfer to the said Doctor Lynch the Rest Residue and Remainder of my said real Estate to him his Heirs and Assigns

I name and appoint my Nephew Lewis Cage sole Executor of this my last Will
In Witness whereof I have hereunto set my Hand and Seal this thirty first day of January One thousand seven hundred and eighty six

On the first day of October in the Year of our Lord One thousand Eight hundred and eight Administration (with the Will annexed) of all and singular the Goods Chattels and Credits of Dame Mary Lynch late of Groves in the Parish of Staple in the County of Kent Widow (Relict of Sir William Lynch Knight of the Bath) deceased was granted to the Reverend Edward Cage and Charles Cage Clerks the Nephews of the deceased two of the next of kin and Legatees named in the said Will they having been first sworn by Commission duly to administer
Lewis Cage Esquire the Nephew and sole Executor died in the Lifetime of the Testator
Sir Philip Hales Baronet, William Hammond Esquire and the Reverend John Conant (in the Will written Connant) Clerk the surviving Universal Legatees In Trust named in the said Will having first renounced the Letters of Administration (with the said Will Annexed) of the Goods of the said deceased and no Residuary Legatee being named in the said Will

Note: Dame Mary Lynch was buried at St. James the Great, Staple, Kent on 3rd August 1808.
