I give and devise all that messuage or tenement (in two dwellings divided) with the garden ground and premises thereunto respectively belonging situate at St. Margarets at Cliffe aforesaid late was in the occupation of ANN PEAKE Widow and JUDITH STONNEY? Spinster and now in the occupation of Mrs PALMER. Also my Carpenters Shop and Yard now in my own occupation and adjoining to the said messuage or tenement and premises together with all and every the Stock in Trade Utensil and Implements that may be in and about the said Shop and Yard at the time of my decease. And also all that messuages and tenements and premises situate at St. Margarets at Cliffe aforesaid in the occupation of Mr. JOSEPH KNOTT. And also all that piece of Garden as now marked out with boundary stones containing by estimation sixteen perches more or less part of the garden ground and premises now used by me with the dwelling houses and premises herein after particularly mentioned and devised and adjoining to the back street there towards the North East unto my beloved Son JOHN MATSON his Heirs and Assigns forever.
Also I give devise and bequeath all that my messuage or tenement with the remainder after the said yard garden ground thereunto belonging not herein before devised situate at St. Margarets at Cliffe aforesaid and now in my own occupation together with all and every my Household Goods and Furniture plate linen and china and all and every other the Goods Chattels and Effects that may be in or about my said dwelling house at the time of my decease and also all that my messuage and tenement and premises near adjoining to the said last mentioned premises and now in the occupation of Mrs ELIZABETH MARSH unto my beloved Daughter MARY MATSON her Heirs and Assigns forever.
And also all the Rest Residue and Remainder of my Estates both Real and Personal and all my Ready Money and Securities for money Goods and Chattels and also my forty Shares in the Land Mines in the County of Cumberland after payment of my Just Debts Funeral and Testamentary Expenses I give devise and bequeath the same in manner following (that is to say).
One full equal undivided Moiety or half part thereof I give devise and bequeath unto my said Son JOHN
MATSON his Heirs Executors Administrators and Assigns absolutely and forever.
And the remaining one full equal undivided Moiety or half part thereof I give devise and bequeath unto
my said Daughter MARY MATSON her Heirs Executors Administrators and Assigns absolutely and forever.
And I do hereby nominate and appoint my said son JOHN MATSON and my said Daughter MARY MATSON Joint Executor and Executrix of this my last Will and Testament hereby revoking and making and all and every other Will and Wills at anytime hereto before by me made and do declare this to be my last Will and Testament.
In Witness whereof I the said JOHN MATSON the Testator have to this my last Will and
Testament contained in this and the preceding sheet of paper set my Hand and Seal to wit my Hand
to the said preceding sheet and my Hand and Seal to the last sheet my Hand and Seal and my Seal
at the top of the said sheets where all the said sheets are fixed together this 16th Day of June in the

The Writing contained in this and the preceding sheet of paper was signed and sealed by the above
JOHN MATSON the Testator and by him published and declared as and for his last Will and
Testament in the presence of us who have hereunto subscribed our names as Witnesses in his
presence and in the presence of each other
