I give and bequeath to my two Grandchildren Ann Nightingale and Thomas Nightingale the children
of my son Thomas Nightingale by his first wife the sum of two hundred pounds apiece to be paid to the by my executor
hereinafter named when and as they shall respectively attain the age of twenty four years or to the issue of either of them who
shall die under that age leaving issue such issue to take in equal shares and proportions and not more than their respective father or
Mother would have taken if living
And if either of them my said two Grandchildren shall happen to die under the age of twenty four years without leaving lawful issue
I will and give the legacy of him or her so dying unto the survivor of them to be paid to such survivor as and when his or her original
legacy shall become payable and together therewith or as soon afterwards as circumstances will permit
and if both my two Grandchildren shall depart this life under the age of twenty four years without leaving lawful issue then I will
and direct that the said legacies hereinbefore given to them respectively shall not be paid or payable
Also I give and devise all that my messuage or tenement and the Stable and other outbuildings Garden ground and appurtenances to the said messuage or tenement belonging respectively situate lying and being at Brasted in the said County of Kent by me lately purchased of Mr. Thomas Forter/Foster? and now in the occupation of my son in law William English unto the said William English and Ann his wife my daughter for and during their joint natural lives and the life of the longer heir of them without impeachment of waste other than voluntary or wilful waste
and from and immediately after the decease of the Survivor of them the said William English and Ann his wife I give and bequeath the said messuage or tenement hereditaments and premises with the appurtenances unto the heirs and assigns of the said Ann English my daughter for ever
but if it shall happen that my said daughter shall depart this life without leaving lawful issue then from and
immediately after the decease of the said William English and Ann his wife and of the survivor or longer liver of them
I give and devise the said messuage or tenement hereditaments and premises with the appurtenances
unto my said son Thomas Nightingale his heirs and assigns for ever
also I give devise and bequeath unto my said son Thomas Nightingale all and every the rest residue and remainder of my real and personal estate respectively and every part and parcel thereof with their respective rights members and appurtenances To hold the same and every part and parcel thereof unto the said Thomas Nightingale his heirs executors administrators and assigns absolutely and for ever
And I do hereby make ordain and appoint the said Thomas Nightingale full and sole executor of this my last will and Testament
In Witness whereof I the said Thomas Nightingale the Testator have to this my last will and Testament contained in two sheets of
paper at my hand and seal (that is to say) my hand to the first sheet thereof and my hand and seal to the second and last sheet
thereof the day and year in the first sheet first above written

Proved at London 14th December 1821 before the Worshipful Jesse Addams Doctor of Laws and Surrogate by the oath of Thomas Nightingale the son the sole executor to whom administration was granted having been first sworn duly to administer.
