In the Name of God Amen
I James Sellen of the Parish of Lynsted in the County of Kent, Labourer, by the blessing of God, being in perfect health, mind and memory, Do now make this my last Will and Testament, I ask God forgiveness for all my (past) sins through the Mediation of my blessed Saviour and redeemer Jesus Christ

First I give and bequeath unto my dear beloved Wife Elizabeth Sellen All my Messuage or dwelling house, Landes, Gardens and out building thereunto belonging to the same, for her to Have and to hold during her natural life and as long as She continue a Widow

But after her decease or should marry again I give and bequeath the said Messuage aforesaid to my several Children's, that is to say, unto my Daughter Maria Dix and Thomas, Ann Sophia, Edward, Mary, Hariot Sellen, to them and their�s heirs, equaly to be divided between them share and share alike

And likewise I give and bequeath unto Elizabeth my aforesaid Wife after paying all my just Debts, Funeral Expences and proveing this my last Will and testament, All my household Furniture, Ready money and all securities of Money�s, Book debts and all I do now possess or shall be in possession of at my Decease, to have and hold for ever

And further I do constitute an apoint my aforesaid Elizabeth my Wife and Thomas Hope, Draper, of the Parish of Newnham my whole and sole Executrix and Executor to this my last Will and Testament

And further I do impower my said Executrix and executor jointly to sell or dispose the above said Messuage or Dwelling and the Money ariseing from the same to put into the Funds or Landed security and Interest money from the same to my said Elizabeth my Wife dureing her life and not Marrying again.
And then the said Money I give and bequeath to my aforesaid Children & heirs, share and share alike

Sealed, Signed, Published, Declared & Delivered as this my last Will & Testament this 17th day August one Thousand eight hundred & Fourteen

Elizabeth Sellen of Lynsted Widow, the Relict and Thomas Hope of Newnham, Draper, the Executors named in this Will were duly sworn as usual and that the Goods, Chattels and Credits do not amount in value to the sum of Three hundred pounds
Before me John Francis, Surrogate
Testator died January 1st 1817
