In the Name of God Amen I Mary Sladden of the Town and Borough of Deal in the County of Kent Widow being ill but of sound and disposing Mind and Memory and mindful of my Mortality do this Eighth day of January in the Year of our Lord one thousand seven hundred and seventy three make and ordain this my last Will and Testament in manner and form following (that is to say)

First I give and bequeath all that my Leasehold Tenement or Dwelling House and the Outhouses Yard Garden and Ground thereunto belonging or therewith normally letten occupied or enjoyed with their and every of their Appurtenances situate lying and being in the Middle Street of Deal aforesaid and now in my own occupation together with the Lease or Leases thereof which shall be subsisting at the time of my decease and all my renewable and other Estate Right Title Interest and term of years which I now have or shall have therein at the time of my decease unto my Niece Ann Turner the Wife of John Turner of Deal aforesaid Gentleman and to her Executors Administrators and Assigns

Also I give and bequeath all and singular my Household Goods, Household Furniture, Plate, Household Linnen, Wearing Apparel, China and Jewels unto my said Niece Ann Turner her Executors and Administrators and Assigns
And my Will and mind being that no part thereof shall be sold by my Executors hereinafter named but that the same shall be delivered to my said Niece by them my said Executors within one Calendar Month next after my decease

And as to all the Rest and Residue of my Leasehold Estates whatsoever and wheresoever with their and every of their Appurtenances together with the Lease and Leases thereof which shall be subsisting at the time of my decease and all the Estate Right Title Interest and term and terms of Years which I now have or shall have therein at my decease And also all the Rest and Residue of my Goods Chattels Effects Debts Ready Money Securities for Money Stock in the Publick Funds and Personal Estate whatsoever and wheresoever and of what Kind or Nature soever the same shall exist and be at the time of my decease (not hereinbefore by me bequeathed) of which two hundred pounds in long Annuities are apart
I do give and bequeath the same and every part thereof unto my Friends Thomas Pack of Deal aforesaid Surgeon and Thomas White of the same place Draper their Executors Administrators and Assigns

Upon special Trust nevertheless and to the Intent and Purpose that they the said Thomas Pack and Thomas White and the Survivor of them and the Executors and Administrators of such Survivor shall and do with all convenient Speed after my decease sell and dispose of all the said Residue of my Leasehold Estate in such parts manner and form as to them shall seem advisable unto any person or persons who shall be willing to purchase the same or any part thereof for such price or prices as can be reasonably gotten for the same and shall and do sell get in and convert into ready Money all the said Residue of my said Personal Estate except the said Stock in Long Annuities

And by and out of the Money arising by such Sale or Sales of the said Residue of my said Leasehold Estate and the getting in of the said Residue of my said Personal Estate (except as aforesaid) shall and do pay and satisfy all my just debts Funeral Expences and all the Costs and Charges of executing this my Will and the Trusts hereby created And I will that the Receipt or Receipts of the said Thomas Pack and Thomas White or the Survivor of them and the Executors and Administrators of such Survivor shall be a full and absolute discharge to the purchaser or purchasers of the said Residue of my said Leasehold Estate or any part thereof for the Purchase Money to be paid for the same And that such purchaser or purchasers shall be in no wise answerable for the application of his her or their purchase Money or any part thereof

And as to all the Surplus Money which shall arise by sale of the said Residue of my said Leasehold and Personal Estates (except as aforesaid) or any part thereof or by the Rents and Profits of the said Residue of my said leasehold Estates till such Sale or Sales shall be made (after such payment thereout as aforesaid) my Mind and Will is and I do hereby order and direct that the same shall be laid out by my said Trustees in the purchase of Long Annuities in the Hands of my said Trustees and that the said Sum of two hundred pounds Stock in the same Annuities which now stand in my Name as aforesaid shall be transferred into their Names if necessary and that they the said Thomas Pack and Thomas White and the Survivor of them and the Executors and Administrators of such Survivor shall then stand possessed as well of the said two hundred pounds stock as also of the said additional stock so to be purchased as aforesaid

Upon Trust to pay apply and dispose of the dividends Interest Proceed and Profits of the whole of the sais Stock from time to time as the same shall be received (deducting the charges of receiving the same) unto the said John Turner for and towards the Maintenance Education and bringing up of Mary Ann Turner and Charles Turner the two Children of the said John Turner and Ann his Wife until they shall severally attain their respective ages of one and twenty years or be married which shall first happen

And when and so soon as they the said Mary Ann Turner and Charles Turner shall severally attain their said respective ages of one and twenty years or be married as aforesaid then
Upon Trust that they my said Trustees and the Survivor of them and the Executors or Administrators of such Survivor shall and do as son after as conveniently it may be don (at the Cost and Charges of the said Children) assign and transfer one full Moiety or half part of the whole of the said Stock in long Annuities and to be purchased as aforesaid unto the said Mary Ann Turner to and for her own use and benefit and the remaining full Moiety or half part thereof unto the said Charles Turner to and for his own use and benefit

And in case either of them the said Mary Ann Turner and Charles Turner shall happen to die before his or her age of one and twenty years and unmarried then
Upon this further Trust that they my said Trustees and the Survivor of them and the Executors or Administrators of such Survivor shall and do when and as soon as the Survivor of them the said Mary Ann Turner and Charles Turner shall attain the said age of one and twenty years or be married as aforesaid (at the Costs and Charges of such Survivor) transfer the whole of the said Stock in Long Annuities and to be purchased as aforesaid unto the Survivor of them the said Mary Ann Turner and Charles Turner to and for his or her own use and benefit

And my Mind and Will is that it shall and may be lawful to and for my said Trustees and the Survivor of them and the Executors or Administrators of such Survivor to deduct and retain out of the said Trust Estates all and every such Sum and Sums of Money Costs Charges Expences and damages whatsoever as they or either of them shall or pay lay out suffer sustain or be put unto for or by means of the Trusts hereby in them reposed or the management or execution thereof or any other thing touching or in any wise relating thereto And that they shall not be answerable for any more Moneys than they shall respectively actually receive by virtue of this my Will or for any Loss which shall happen of the said Trust Moneys or any part thereof so as such Loss happen without their wilful default nor the one of them for the other of them or for the acts deeds Receipts disbursements or defaults the one of the other

And I do hereby constitute and appoint the said Thomas Pack and Thomas White joint Executors of this my last Will and Testament

And Lastly I revoke all former Wills by me made In Witness whereof I the said Mary Sladden the Testatrix have to this my last Will and Testament contained in three sheets of paper affixed together to the two first sheets thereof set my Hand and to this third and last sheet thereof my Hand and Seal the day and year first above said

This Will was proved at London on the eighteenth day of February in the Year of our Lord one thousand seven hundred and seventy three before the Right Worshipful George Hay Doctor of Laws Master Keeper or Commissary of the Prerogative Court of Canterbury constituted by the Oaths of Thomas Pack and Thomas White the Executors named in the said Will to whom Administration of all and singular the Goods Chattels and Credits of the said deceased was granted they having been first sworn by Commission duly to administer.
