This is the Last Will and Testament of me John Stroud of the Parish of Saint Margaret next the City of Rochester in the County of Kent, Gentleman (Described in the Books of the Governor and Company of the Bank of England of Chatham, Ropemaker)

First I give and devise all my Messuages, Lands, Tenements, Hereditaments and real Estate whatsoever and wheresoever, whether in Possession, Reversion or Remainder unto my dear Wife Mary Stroud and to her Heirs and Assigns for ever

Also I give and bequeath All my Household Goods, household Furniture, Plate, Linen, China, Sum and Sums of Money, Money in the Funds and all other my Personal Estate and Effects whatsoever and wheresoever belonging to me at my death after all debts, funeral Expences and the Charges of Proving this my Will are thereout first paid and discharged, unto my said Wife Mary Stroud and to her Executors Administrators and Assigns

And lastly I do appoint my said Wife Mary Stroud sole Executrix of this my Will hereby reovking all former Will or Wills by me made

In Witness whereof I the said John Stroud the Testator have to this my Will set my hand and Seal this twenty third day of April in the Year of our Lord One thousand eight hundred and twenty one

Signed sealed published and declared by the said John Stroud the Testator as and for his last Will and Testament in the Presence of us who in his Presence, at his Request, and in the Presence of each other have subscribed our Names as Witnesses

Whereas I John Stroud of the Parish of Saint Margaret next the City of Rochester in the County of Kent, Gentleman, have duly made and published my last Will and Testament in Writing bearing date the twenty third Day of April One thousand eight hundred and twenty one and hereby have devised all my Messuages, Lands, Tenements, Hereditaments and real Estate whatsoever and wheresoever, in Possessions, Reversion and Remainder unto my dear Wife Mary Stroud and to her Heirs and Assigns for ever
Now I hereby subject and charge the said same Messuages, Lands, Tenements and Hereditaments with the Annuity, Yearly Rent or Sum of twenty Pounds hereinafter mentioned

And I hereby give, devise and bequeath unto my Mother Mary Elizabeth Stroud and her Assigns for and during the Term of her Natural Life One Annuity, or the Yearly Rent or Sum of twenty Pounds of lawful Money of Great Britain free of all Taxes and other deductions, Parliamentary or otherwise to be issuing and payable out of the said Messuages, Lands, Tenements and Hereditaments and to be paid and payable by Quarterly Payments (that is to say)
On the Feast days of the Annunciation of the Blessed Virgin Mary; the Nativity of Saint John the Baptist; Saint Michael the Archangel and the birth of our Lord Christ in every Year; the first Payment thereof to begin and be made on such of the same Feasts as shall first and next happen after my decease

And my Will is that in Case the said Annuity or any Part of thereof shall be behind or unpaid by the Space of twenty one Days next after wither of the said Feast days whereon the same is hereinbefore directed to be paid (being lawfully demanded) that then and so often it shall and may be lawful to and for my said Mother and her Assigns to enter upon the said Premises charged with the said Annuity as aforesaid and distrain for the same or for so much thereof as shall be so in Arrear and the distress and distresses then and there found to detain and keep until she shall be fully paid and satisfied all such Arrears of the said Annuity with Costs and Charges in and about my making and keeping thereof

And my Will and Mind further is and I hereby direct that my said Mother shall immediately after my decease live separate and apart from my said Wife And I also direct that the said Annuity shall not be charged or chargeable on the said Messuages, Lands, Tenements and Hereditaments nor shall my said Mother be entitled to receive the same unless she lives separate and apart from my said Wife

And I do ordain and declare this Present Writing to be a Codicil to my said Will and taken as part thereof
And I do hereby confirm my said Will in every Particular thereof that is not hereby altered or revoked

In Witness whereof I have to this Codicil set my Hand and Seal the first day of April in the Year of our Lord one thousand eight hundred and twenty six

Proved at London with a Codicil the 12th August 1826 before the W[orshi]pful John Trenchard Pickard, Doctor of Laws & Sur[rogat]e by the Oath of Mary Stroud, Widow the Relict the sole Executrix to whom Adm[inistrati]on was granted, having been first sworn duly to administer.
