This is the last Will and Testament of me Robert Tanner of Beckingham in the County of Kent Taylor

First I order and direct that all my Just Debts and my Funeral and Testamentary Expences shall be Paid and discharged out of my Personal Estate as soon as may be after my decease
And I give and devise all those my three Freehold Messuages or Tenements with the Yards Garden Grounds and Appurtenances thereto belonging which I bought and purchased of and from James Graham Esquire situate and being in the Town and Parish of Beckingham aforesaid and now in the several occupations of myself Stephen Hinds and Henry Freeman unto my Brother in Law Mr Thomas Berrington of Croydon in the County of Surry Butcher and Clemance his Wife and their Assigns To hold the same to the said Thomas Berrington and Clemance his Wife for and during the term of their natural lives and the life of the Survivor or longest liver of them he she and they Maintaining and keeping the Buildings and Fences in good and sufficient repair

and from and after the death of the Survivor or longest liver of them the said Thomas Berrington and Clemance his Wife I give and devise the said three Messuages and Premises with their Appurtenances unto and to the use of their five Children Elizabeth Berrington Francis Berrington Thomas Berrington William Berrington and Mary Berrington their Heirs and Assigns for ever equally as Tenants in Common

And all the Rest and Residue of my Personal Estate and Effects whatsoever whether consisting of Money Stock in the Funds Stock in Trade Book Debts or other Debts I give and bequeath the same and every part thereof unto the said Thomas Berrington and Clemance his Wife their Executors & Administrators to and for their own use and benefit

And I nominate and appoint Mr William Steers of Tandridge Hall in the County of Surry yeoman and the said Thomas Berrington to be Executors of this my Will and I give to the said William Steers One Guinea for a Mourning Ring
and hereby revoking all other Wills by me made I declare this only to be my last Will and Testament

In Witness whereof I the said Robert Tanner have hereunto set my hand and affixed my Seal the Fifteenth day of May in the Year of Our Lord One thousand eight hundred and four The Mark X and Seal of Robert Tanner
