In the Name of God Amen I John Underdown the Elder of Deal in the County of Kent, Esqr. being in Health and of sound Mind and Memory (praised be God for the same) Yet considering the Uncertainty of this mortal Life do make and declare this my last Will and Testament in manner following
First I commend my Soul unto Almighty God my Maker and my Body to the Earth to be decently buried by my Executrix hereafter named And as for my Worldly Estate which God hath been pleased to bless me with I give, devise and bequeath the same as followeth (that is to say)

I give, devise and bequeath my Farm and Lands at St. Margaret Atcliffe in the County of Kent in the Occupation of William Pope unto my Son John Underdown and to his Heirs and Assigns for ever
And I also give and bequeath the Parsonage and Rectory of St. Margaret Atcliffe aforesaid with the Lands and Premises thereunto belonging and appertaining which I hold by Lease from the Lord Archbishop of Canterbury unto my said Son John Underdown his Executors and Adinrs. [Administrators] and Assigns

Item I give to my Sister Elizabeth Gredar the Sum of Ten pounds of lawfull Money of Great Britain to be paid to her within three Months after my Decease
Item my Sixteenth part of the Ship called The John and Robert of Ramsgate, whereof my Nephew John Underdown is Commander, I give and bequeath unto my said Nephew John Underdown his executors, Administrators and Assigns

Item All and singular other my Lands, Tenements, Hereditaments and real Estate whatsoever and wheresoever I give devise and bequeath unto my welbeloved Wife Mary Underdown and her Heirs and Assigns for ever

Item All and Singular the rest and Residue of my Leasehold Estate, Goods, Chattells, Moveables, Household Stuff and personal Estate whatsoever and wheresoever of what Nature, Kind or Quality soever (after paym[en]t of my just Debts, Funeral Charges and Probate of my Will) I give and bequeath unto my said Wife Mary Underdown her Executors, Administrators and Assigns

And I make ordain and appoint my said Wife Mary Underdown full and Sole Executrix of this my Will and revoking All former Wills by me made I do make and declare this only for my true and last Will and Testament

In Witness whereof I the said John Underdown the Testator have to this my Will contained in One Sheet of written paper set my Hand and Seal the Eight and twentieth day of June Anno Dom : 1727 And in the first Year of the Reign of our Sovereign Lord George the Second over Great Britain etc.
