This is the last Will and Testament of me William Unicoumb of Beckenham in the County of Kent Butcher

First I Will and Direct that all such Just Debts as I Shall Owe at the time of my Decease my Funeral Expences the charges of Proving this my Will and the Legacies hereinafter by me Given shall be paid and Discharged by my Executors as soon as may be after my Decease out of my Personal Estate not hereinafter by me Specifically Given if the same shall be Sufficient for that Purpose
But if there shall be any Deficiency therein Then I do hereby burthen and Charge all and every my Messuages Land and Real Estate with the Payment and making good of such Deficiency in Aid of my personal Estate

Also all that my Messuage Tenement or Dwelling house with the Buildings and Appurts and a piece or parcel of Land lying behind the same containing about three Quarters of an Acre thereto belonging late in the Tenure or Occupation of John Know or his Assigns and now of John Hibbutt his Undertenant or Undertenants and one other Piece or Parcel of Land lately two pieces called Peartree fields now in my own Occupation and which Messuage Land and Premises I purchased of and from Mr Hales And also all that my other messuage Cottage or Dwelling house with the Garden Building Grounds and Appurts Situate and being in the said Parish of Beckenham which I purchased likewise of the said Mr Hales and late or heretofore in the Occupation of John Poole since of Thomas Hewett late of Benjamin Barham and now of John Know his Undertenant or Undertenants And also all those my two messuages or Cottages being one Range of Buildings called Shepherds in the Wood situate Standing and being in the Parish of Bromley in the County of Kent with all the Orchards Gardens and Appurts thereunto belonging late in the several Tenures or Occupations of Samuel Crayker and James Mathews or their Undertenants and now of Thomas Garland and Samuel Crayker or their Undertenants
I do hereby Give will and Devise unto and to the Use of my Daughter Elizabeth Unicoumb and the Heirs of her Body
and for default of such Issue I give and devise the same unto and to the use of my Daughter Margaret Unicoumb and the heirs of her body
and for default of such issue Then I Give and Devise the same unto and to the use of my own Right Heirs for ever

Also all that my Messuage Tenement or Dwelling house with the Buildings and Appurts thereto belonging now or late in the Occupation of Mr Hussey with five Acres of Land more or less called Eastfield now or late in my own Occupation which I purchased of and from Thomas Orton Citizen and Butcher of London and are situate in the said Parish of Beckenham aforesaid And also all those my two Tenements or Cottages or Dwelling houses with the Appurts thereto belonging now or late in the Several Tenures or Occupations of James Alchin and John Newman or Undertenants which said two Tenements or Cottages together with a Piece of Land contained in about four Acres which I lately Sold to Mr James Alexander I Purchased of and from William Dean and are Situated in the Parish of Hayes in the County of Kent
I do hereby Give Will and Devise unto and to the Use of my said Daughter Margaret Unicoumb and the Heirs of her Body
And for Default of such Issue Then I Give and Devise the same unto and to the use of my said Daughter Elizabeth Unicoumb and the Heirs of her Body
And for Default of such Issue Then I Give and Devise the same unto and to the use of my own Right Heirs for ever

And in regard I Apprehend that the Messuage Land and Heredits so by me Given to my Daughter Margaret be of less Value than the Messuages Land and Heredits by me Given to my Daughter Elizabeth Now therefore in Order to make my said Daughters Portions as nearly equal as I can I do Give and bequeath unto my said Daughter Margaret the Sum of Thirty Pounds of lawful money of Great Britain to be paid to her so soon as She my said Daughter shall attain her Age of Twenty one years or be Married which shall first happen
And I do hereby burthen and charge the Messuages Land and Hereditts so by me Given to my said Daughter Elizabeth Unicoumb to and with the Payment of the said Sum of Thirty Pounds to my said Daughter Margaret her Executors and Admors accordingly

Also I Give and bequeath all my Wearing Apparel whatsoever (Except my Shirts) unto and equally between my Brother in Law William Westbrook and my Cousin William Venise to be Delivered to and Devided between them by my Executors soon after my Funeral

Also I Give and bequeath to each of them my said Executors hereinafter named for their own use Two Guineas in Gold
Also I Give and bequeath to Mary Westbrook my late Wife�s Sister the Sum of Five Pounds to be paid her within One Month after my Decease

Also I Will Order and Direct that Six of my Friends and Acquaintance being Butchers shall be invited to attend my Funeral as Pall Bearers and that they shall each of them have a Black Silk Hatband a Pair of Gloves and one of my Silver Crown Pieces
I Will and Direct that a sermon shall be preached at my Funeral by the Minister of the said Parish of Beckenham for the time being if he shall think fit to Preach the same or else by some other Minister and that the Person who shall Preach the same Shall have and be paid One Guinea for his Trouble by my Executors

And all the Rest residue and remainder of all and Singular my Goods Chatrtels moneys Credits Stock or Money in the Public Stocks or Funds Cattle Household Goods Utensils and all my other Personal Estate and Effects whatsoever I Give and bequeath unto my Friends Job Floyd and Mr William Sanders both of Beckenham aforesaid their Executors and Admors Upon the Trusts hereinafter Declared and Expressed concerning the same (that is to say)
In Trust that the said Job Floyd and William Sanders and the Survivor of them his Executors or Admors do and shall as soon as Conveniently can be after my Death Sell and Dispose of to the best Advantage they can all the said Residue of my Personal Estate and Convert the same into Money And that they do and shall put and place out all such Sum and Sums of money as shall be due and owing to me at the time of my Decease so soon as the same can be got in at Interest on real securities or Parliamentary Funds as they in their Discretions shall think fit such securities to be from time to time made to or taken in the name or names of the said Job Floyd and William Sanders or the Survivor of them or the Executors or Admors of such Survivor and to be altered and changed as often as there Shall be Occasion

And In Trust that they and the Survivor of them his Executors or Admors Shall and do from time to time pay employ and Dispose of the Interest and Proceed arising from the Residuum of my said Personal Estate together with so much of the Principal as shall be necessary to Maintain Educate and bring up my Children During their respective Minorities or so long time thereof as they shall remain unmarried and when and so soon as my said Daughters Elizabeth Unicoumb and Margaret Unicoumb shall respectively attain the Age of Twenty one years or be Married Then upon Trust to Pay assign or Transfer the said Clear Residue of my Personal Estate or the Moneys arising therefrom or so much thereof as shall not have been paid or applyed for the Purposes aforesaid or the Securitys then had and taken for the same unto them my said Daughters Elizabeth Unicoumb and Margaret Unicoumb in equal Shares and Proportions or to their respective Executors or Admors To whom I Give and bequeath the same accordingly
And in case it should happen that both my said Daughters shall happen to Depart this life unmarried and without living to attain the Age of Twenty one years Then Upon Trust Immediately after the Death of the Survivor of them my said Daughters to pay Assign and transfer the said Trust Monies or Clear residue of my Personal Estate unto the next of kin of me the said William Unicoumb the Testator to whom in that Case I Give and bequeath the same

And I do hereby Give Devise and bequeath the Custody and Tuition and Guardianship of my said two Daughters Elizabeth Unicoumb and Margaret Unicoumb unto my said Friends and Trustees Job Floyd and William Sanders during their respective Minorities
And I Do hereby nominate make Ordain and Appoint the said Job Floyd and William Sanders and my said Daughter Elizabeth Unicoumb Executors and Executrix of this my Will

Provided always and my Will and Mind is that my said Executors and Trustees shall and may by and out of the Trust Moneys Rents and Interest which shall come to their hands by Virtue of this my Will in the first place reimburse Satisfy and Pay unto themselves all such Costs Charges Damages and Expences whatsoever as they or any of them or either of them shall incur sustain or be put unto in or about or Concerning this my Will or the Execution thereof or of the Trusts aforesaid or for or in Respect of any Matter or thing relating therein and that they shall not be charged or Chargeable will or for any more or other Sum or Sums of money or other part of my Estate or of the Interest or Proceed thereof than what they Shall respectively actually receive nor with or for any Loss unless the same shall happen by their Wilful neglect or Default and that neither of them shall be Answerable with or for the other of them for the Acts Receipts Neglects or Defaults of the other of them

And Lastly revoking all former Wills by me at any time heretofore made I Declare this only to be my last Will and Testament
In Witness whereof I the said William Unicoumb the Testator have to this my last Will and Testament contained in three Sheets of Paper to each sheet set my hand and to this last Affixed my Seal the Sixth Day of March in the Year of our Lord One thousand seven hundred and seventy William Unicoumb
