I hereby give and bequeath to my niece Maria Jones (formerly Maria Cooper) of 17 Park Crescent Stockwell in the County of Surrey the sum of five pounds sterling and also the clock I formerly promised to devise to her
I also give and bequeath to my niece Martha Flood (Widow) formerly Martha Cooper also of 17 Park Crescent as aforesaid the like sum of five pounds sterling to be paid to them so soon as my Executors shall have sold out and converted into monies the stock now standing in my name in the Bank of England
I also give and bequeath to my niece Ann Robinson (formerly Ann Cooper) of Linden House Brewer Street Woolwich in the County of
Kent all that my leasehold messuage and tenement with all and every the appurtenances thereof the same situate lying and being at 33 Robert
Street Hoxton in the County of Middlesex to hold and enjoy the annual rent and profits thereof during the term of her natural life
and then upon her decease I give and bequeath the same to her husband George Robinson also now residing at Linden House as aforesaid
the rents and profits of the aforesaid messuage and tenement to be by him holden and enjoyed for the term of his natural life
and upon his decease I hereby direct that the aforesaid messuage and tenement with the appurtenances thereto and belonging to be sold either by private contract or public auction as my surviving Executor or Executrix may direct and the proceeds thereof (all lawful expences being paid) to be equally divided amongst the children of my aforesaid niece Ann Robinson together with Emily Cooper Jones and Mary Ann Jones the two surviving daughters of my aforesaid niece Maria Jones the said children of the said Ann Robinson and Maria Jones to have share and share alike
And in consideration of the long continued .... and personal attention of my niece the said Ann Robinson I do hereby also constitute and appoint my niece the said Ann Robinson to be my Residuary Legatee and declare it to be my Will and Pleasure that after payment of all my just debts and funeral expences and the before named legacies that the said Ann Robinson shall take for her sole use and benefit all my household furniture plate linen wearing apparel and all other Goods and chattles of every description and kind whatsoever also every sum and sums of money which I may have by me at the time of my decease or may become due to me thereafter and all securities for moneys in the public funds or otherwise to which I am or may become entitled to
And in order to secure the due execution of this my last Will and Testament I hereby appoint William Jones Gentleman also of 17 Park Crescent Stockwell in the County of Surrey Martha Flood Widow also of 17 Park Crescent Stockwell as aforesaid and Ann Robinson of Linden House Brewer Street Woolwich in the County of Kent to be my joint Executor and Executrixes .... To carry out and fulfill all the provisions contained herein
I declare this to be my last Will and Testament made this third day of August in the year of our Lord one
