This is the last Will and Testament of me John Walton of the Parish of Bexley in the County of Kent Grocer made Published and declared this twenty seventh day of January in the year of our Lord One thousand Eight hundred and Seventeen in manner and form following (that is to say)

I give and bequeath unto my Nieces Charlotte Elizabeth Prior and Ann Prior of Sutton Valance in the County aforesaid Spinsters All those three several Leasehold Messuages or Tenements together with the Yards Gardens and Appurtenances to the same belonging situate lying and being on the Brook otherwise Smithfield Bank in the Parish of Chatham in the County aforesaid in the several tenures and occupations of Charlotte Ray John Viney and Alexander Telford To hold the same unto my said Nieces Charlotte Elizabeth Prior and Ann Prior their Executors Administrators and Assigns for and during all such term and number of years which shall be therein to come and unexpired at the time of my decease
Subject to the payment of the Rent and Performance of the covenants on the Tenant or Lessee part to be paid done and performed

Also I give and bequeath to my Sister Ann Carter five pounds of lawful Money of Great Britain for a Mourning Ring
Also I give and bequeath to my Sister Elizabeth Phillips five pounds of like lawful Money for the like purpose
Also I give and bequeath to my Sister Charlotte Mellin One Pound of like lawful Money for the like purpose
Also I give and bequeath to my friend Mary Gibbons of Sutton Valence the sum of One pound of like lawful Money & for the like purpose

All the rest residue and remainder of my Estate or Effects whatsoever from and after the payment of my just debts legacies and funeral Expences and the charge and Expences attending the execution of this my last Will and Testament I give and bequeath the same unto my said Neices Charlotte Elizabeth Prior and Ann Prior equally to be divided between them share and share alike

And Lastly I do hereby make Ordain constitute and appoint my said Neice Charlotte Elizabeth Prior and my said Sister Elizabeth Phillips Executrixes of this my Will and hereby revoking and making void all former Wills by me made I declare this truly to be my last Will and Testament
