I give and devise all that freehold messuage or tenement yard garden and premises now in my own occupation situate and being in the parish of Saint Nicholas aforesaid together with the several tenements lately created and built in the said garden and all and every rights of way and other rights privileges and appurtenances thereunto belonging to the use of such persons or persons for such estate or estates interest or interests and in such parts shares and proportions manner and form and with and under and subject to such powers provisoes restrictions conditions and declarations as my daughter Elizabeth Clements and her husband William Clements shall at any time or times and from time to time by any deed or deeds instrument or instruments in writing to be sealed and delivered by them in the presence of and attested by two or more credible witnesses or in default thereof as the survivor of them by her or his last Will and Testament in writing or any writing in the nature of or purporting to be her or his last Will and Testament or any Codicil or Codicils thereto to be signed and published by her or him? in the presence of and attested by two or more credible witnesses shall direct limit or appoint give or devise the same and in default of such direction limitation or appointment gift or devise and in the meantime subject thereto then unto and to the use of my said daughter Elizabeth Clements her heirs and assigns for ever
I give and devise all that freehold messuage or tenement yard garden and premises situate near unto or adjoining the said last mentioned messuage or tenement and now in the occupation of Mr Swayland together with all and every singular rights of way and other rights privileges and appurtenances whatsoever thereunto belonging or therewith held used or enjoyed unto and to the use of my son William Webb his heirs and assigns for ever
I give and devise all that freehold messuage or tenement and premises situate near unto or
adjoining the said last mentioned messuage or tenement and now in the occupation of
Mrs Searding together with all and singular rights of way and other rights privileges and
appurtenances whatsoever thereunto belonging or therewith usually held or enjoyed unto
my daughter Mary Webb for and during the term of her natural life
And from and immediately after her decease I give and devise the same unto and to the
use of my said son William Webb his heirs and assigns for ever
I give and devise all those two freehold messuages or tenements with the yards gardens & appurt�s thereto belonging situate and being in Troy Town in the parish of Saint Margarets within the said City and now or late in the tenures or occupations of Mr Tester and Mrs Coney unto my Executors the said Francis Webb and William Webb and my son in law William Clements their heirs and assigns In Trust to sell and dispose thereof in convenient time after my decease and to divide and pay the produce thereof after deducting all necessary expences attending the same and all and singular the ... and profits thereof in the meantime to and amongst my four Grandchildren Elizabeth Webb John Webb Jane Webb and Francis William Webb sons and daughters of my late son John Webb equally share and shared alike and to their several and respective executors administrators and assigns
Also I give devise and bequeath all and every my several leasehold messuages or tenements yards gardens land and premises situate and being at or upon the Common in the parish of Saint Nicholas aforesaid unto my said sons Francis Webb and William Webb and my daughter Elizabeth Clements equally to be divided between them share and share alike and to their several and respective executors administrators and assigns
And I give and bequeath unto the said Francis Webb William Webb and William
Clements the sum of eight hundred pounds part of my Capital stock now standing in my
name in the four (late five) per cent bank annuities in the books of the Governor and
Company of the Bank of England upon trust that they and the survivors and survivor of
them and the executors or administrators of such survivor shall and do pay the interest or
dividends thereof unto my said daughter Mary Webb for and during the term of her
natural life in case she shall live single for her maintenance clothing and support at such
times and such manner as they or he shall think proper
And from and immediately after her decease or marriage which shall first happen then I
give and bequeath the said sum of eight hundred pounds four per cent bank annuities
equally between and amongst my said sons Francis Webb and William Webb and my
said daughter Elizabeth Clements share and share alike and in case of their deaths or the
death of either of them before their his or her shares or share shall become transferable
leaving any child or children born in lawful wedlock then my will and mind is that such
child or children of him her or them so dying shall take the parts or shares part or share
which his or her or their fathers or mothers or father or mother would have been entitled
to if living under and by virtue of this my will and shall take the same as between
themselves in equal subdivided proportions if more than one
Also I give and bequeath the sum of thirty pounds sterling to my daughter in law Elizabeth Mary Webb and her children the said Elizabeth Webb John Webb Jane Webb and Francis Webb to be equally divided amongst them for mourning
And as to all and every my household furniture plate linen and china utensils and other things which shall or may be standing and being in and about my Dwelling house and premises at the time of my decease I give and bequeath the whole or such parts thereof as my said daughter Mary Webb and my said executors shall agree upon and think necessary to my said daughter Mary Webb for her use during the term of her natural life
And all the rest residue and remainder of my estate and effects both real and personal not hereinbefore given or disposed of subject nevertheless to the payment of my just debts funeral expences and the legacies hereinbefore bequeathed and the charges of proving this my will I give devise and bequeath unto and equally to be divided between and amongst my said son Francis Webb and William Webb and my said daughter Elizabeth Clements as tenants in common their several and respective heirs executors administrators and assigns but my will and mind is that all and every the debts or debt which shall or may be owing to me by the said Francis Webb William Webb Elizabeth Clements and my said grandchildren or any or either of them at the time of my decease shall be taken and deducted from and out of the legacies devises and bequests to which they shall or may become respectively intitled under and by virtue of this my will provided always and I do hereby declare my will to be that every receipt which shall be given by my said Trustees or Trustee for the time being acting in the execution of the trusts of this my will from any purchaser or purchasers or others shall be a legal and conclusive discharge to such purchaser or purchasers and other person or persons paying the same and fully and for ever release and exonerate him her and them from all obligation of seeing to the application thereof and of and from all lien and liability by reason of the misapplication or nonapplication thereof or of any part thereof
And I do hereby nominate and appoint my said sons Francis Webb and William Webb
and my said son in law William Clements joint Executors of this my will
In witness whereof I have to the first three sheets set my hand and to this fourth and last
sheet my hand and seal this thirtieth day of March one thousand eight hundred and

Webb as and for his last will and Testament in the presence of us who in his presence at
his request and in the presence of each other have subscribed our names as witnesses

I Francis Webb the elder of the City of Rochester in the County of Kent Gentleman being
of sound mind do make this Codicil to my will and testament bearing date the thirtieth
day of March one thousand eight hundred and twenty four that is to say I revoke annul
and make void the bequests therein mentioned so far as the same relate to my Grandson
John Webb of Chatham Baker and it is my will that in lieu thereof the same be
transferred to my Executors Francis Webb William Webb and William Clements to be by
them appropriated to the use and benefit of the said John Webb his wife Matilda Webb
and his daughter Jane Webb or to the benefit and use of either or all of them at the
discretion of my said Executors in such manner and to such purposes as they shall think
fit and this Codicil is not in any respect to alter or annul any other part of my said will
