Imprimis to my Messuages Lands Tenements and Hereditaments whereof I am Possessed interested
in or intitled unto with all my Personal Estate of what nature or kind soever I Give and devise the same (after the necessary Expences for my
Funeral and Payment of my Debts) to my Sister Katherine Ayerst during her Natural Life
and after her decease to the Heirs of her Body for ever
my said Sister paying a Legacy of ten Pounds to my Cousin Thomas Hawes Senior
but in case my said Sister Katherine Ayerst should dye without Issue or such Issue should dye in their Minority I do then hereby
give and bequeath my said Estate to my Cousin Mary Bryant Wife of Anthony Bryant Senior during her Natural Life
and after her decease I Will and bequeath the same to my Cousin Abigail Hartroup Wife of William Hartroup during her Natural Life
and after her decease I Will and bequeath the same to Jacob Bryant and Francis Bryant sons of the abovenamed Anthony and Mary Bryant
to be Possessed by them in equal Portions and to the Heirs of their Body for ever
but in case either of the said Jacob or Francis should dye in their Minority then the Survivor to
Possess the whole of my said Estate and in Case they should both dye without Issue I then bequeath the same to my Cousin Penelope Page
during her Natural Life
and after her decease I bequeath the same to the Heirs of the Body of the above named Abigail Hartroup
and in default of such Heirs I bequeath the same to my Cousin Jane Darracott Widow during her Natural Life
and after her decease I bequeath the same to my Cousin Jonathan Puckford and to the Heirs of His Body for ever
I do likewise hereby Will and Appoint that whosoever shall enjoy my abovesaid Estate after the decease of my Sister Katherine Ayerst and the Heirs of her Body shall out of the Profitts thereof pay to my Aunt Elizabeth Wye during her Natural Life the sum of Ten Pounds per Annum and after her decease shall pay the like sum of tenn Pounds per Annum to my Cousin Sarah Wye Spinster daughter of my abovesaid Aunt Elizabeth Wye during her Natural Life
And I do hereby Nominate constitute and Appoint my abovesaid Sister Katherine Ayerst whole and sole Executrix of this my last Will and Testament

A Codicill to be annexed to the last Will and Testament of me Sarah Yardley of Chatham in the County of Kent Spinster which I make part of
my last Will and Testament bearing date the tenth day of October in the Year of our Lord One thousand Seven hundred and Twenty seven
I find it necessary to make some Alterations in my said last Will and Testament and therefore make this Codicil to my said last Will and
Testament in manner and form following
I Give and bequeath unto Elizabeth Hawes Daughter of Harwell Hawes late of Chatham after the Death of my Sister Katherine Ayerst my Gold Watch
Also I Give and bequeath all my Real Estate whatsoever and wheresoever situate as also all my Personall Estates ready Money Money at Interest on Mortgages Bonds or otherwise due to me likewise my Rings Plate and Jewells to my dearly beloved Sister Katherine Ayerst for her use during her Natural Life
After the death of my said Sister Katherine Ayerst I Give all the said Real and Personal Estates to my beloved Cousins Jacob Bryant and Francis Bryant Sons of Anthony Bryant late Builders Assistant of his Majestys Yard at Deptford to be equally divided between them share and share alike to the Use of them their Heirs and Assigns for ever
And Whereas Thomas Hawes late of St Margaretts Westminster Esqr made a Will dated the Twenty first day of
May last past wherein he left me a Moiety or Share of the Money which shall arise from a Disposition or Sale of his Estates on the death of his
Sister Ann Hawes I do hereby give and Will the same to my aforesaid Sister for her use during her Natural Life
and after her death I bequeath the said Moiety or Share to the abovenamed Jacob Bryant and Francis
Bryant to be divided in equal Proportions between them
I also Give and bequeath the sum of Two hundred and Twenty five Pounds out of this Moiety left to me by the said Thomas Hawes when either my Sister or the said Jacob and Francis Bryant shall have received the same (and not otherwise) from the Trustees appointed by the said Thomas Hawes to be paid by either her or them (that is to say) to the aforesaid Elizabeth Hawes the sum of Seventy five Pounds to Thomas Hawes of London Apothecary Seventy five Pounds and to Nathaniel Hawes son of Nathaniel Hawes Esqr of Rochester Seventy five Pounds
And I do hereby Appoint my said Sister Katherine Ayerst and the said Jacob Bryant and Francis Bryant Executors to my aforesaid Will and this my Codicill hereby revoking and making void every Bequest and Gift dispos�d of by me in my said last Will and Testament bearing date the tenth day of October One thousand Seven hundred and Twenty seven which shall be contrary to the purport of this my Codicill
In Witness whereof I the said Sarah Yardley have to this my said Codicill set my Hand and Seal this Twenty first day of
November in the Year of our Lord One thousand Seven hundred and Forty three Sarah Yardley
