Deed, Abraham Coffin to son Elisher Coffin, 8 Jul 1857

This indenture, made the eighth day of July in the year of our Lord one thousand eight hundred and fifty seven, between Abraham Coffin and Anna his wife of Deerfield, Oneida County and state of New York of the first part, and Elisher Coffin, of the town, county and state above mentioned of the second part, witnesseth:

that the said parties of the first part, in consideration of the sum of one dollar, to them duly paid, have sold and by these presents do grant and convey to the said party of the second part his heirs and assigns,

All that tract or parcel of land situate in the town of Deerfield, beginning at the south bank of the West Canada Creek at the Poland Bridge, thence running westerly along said bank of the creek with its winds and turns to a Beech Tree known as the corner tree, thence to the centre of the highway, thence easterly along the centre of the highway to the place of beginning, estimated to contain fifty acres of land, be the same more or less, it being all the land on the north side of the highway of the farm now in the occupation of the parties of the first part,

with all the appurtenances and all the estate, title, and interest therein of the said parties of the first part, and the said Abraham Coffin, and Anna his wife, do hereby covenant and agree to and with the said party of the second part, his heirs and assigns, that the premises thus conveyed in the quiet and peaceable possession of the said party of the second part, his heirs and assigns, they will forever warrant and defend against any person whomsoever lawfully claiming the same or any part thereof.

In Witness Whereof the parties of the first part have hereunto set the hands and seals the day and year first above written.
