Deed, Benjamin Coffin to Allen McIntyre, 18 Jun 1863

This indenture, made this eighteenth day of June in the year of our Lord one thousand eight hundred and sixty three, between Benjamin Coffin of the town of Deerfield, County of Oneida, and the state of New York, and Amy his wife, of the first part, and Allen McIntyre, of the town aforesaid, of the second part, Witnesseth:

that the said parties of the first part, for and in consideration of the sum of four thousand dollars, to them duly paid, have sold, and by these presents, do grant and convey to the party of the second part, his heirs and assigns,

All that tract or parcel of land situate in the town of Deerfield, aforesaid, being part of the first and second subdivisions of Lot 46, Gages Patent, beginning at the north western corner of William Harrington's land, at a stake and stones, thence north thirty-nine degrees east along the land of the said party of the second, ten chains and ninety-two links to a stake, thence south fifty degrees fifty minutes east still along the land, said party of the second, nine chains and fifteen links to a stake, thence south thirty-nine degrees west parallel with the first mentioned line, ten chains and ninety-six links to a stake standing in the northerly line of the land of said William Harrington, fifteen links westerly of a marked Beach Tree, thence north fifty-one degrees west along the land of said Harrington, nine chains and fifteen links to the place of beginning, containing ten acres of land,

with the appurtenances, and all the estate, title, and interest therein of the said party of the first part, of the said Benjamin Coffin, of the party of the first part, doth hereby covenant and agree to and with the said party of the second part, his heirs and assigns, that the premises thus conveyed in the quiet and peaceable possession of the said party of the second part, his heirs and assigns, he will forever warrant and defend against any person whomsoever lawfully claims the same or any part thereof.
