Deed, John Coffin to son Wellington Coffin, 14 Jan 1851

This indenture, made the fourteenth day of January in the year of our Lord one thousand eight hundred and fifty one, between John Coffin of Deerfield, County of Oneida, State of New York of the first part, and Wellington H. S. Coffin of the same place of the second part, Witnesseth:

that the said party of the first part, for and in consideration of the sum of four hundred dollars to him in hand paid by the said party of the second part, the receipt whereof is hereby confessed and acknowledged, has bargained, sold, remised, and quit claimed, and by these presents doth bargain, sell, remise, and quit claim, unto the said party of the second part, in his actual possession now being, and to him, his heirs and assigns, forever,

that certain piece or parcel of land situate, lying, and being in the town of Deerfield, County of Oneida and State of New York, and is part of Lot number forty-nine /:49:/ in Gages Patent, and is one hundred acres of land in the south east side of said lot, it being a piece of land bought by the said party of the first of Ebenezer Carlisle in the year 1815, including also the two westerly parts of the late division of the farm of the late Edward Coffin, deceased, father of the said party of the first part, one of which parts was set to the party of the first part & the other part to his brother Abraham Coffin, beginning at the southerly corner of the said Carlisle lot, thence northerly along the north western line of the said Carlisle lot 62 chains and seventy five links to the north westerly corner thereof, thence south easterly along the north line of said lot No. 49 fifteen chains and ninety-four links, thence south westerly parallel with the first mentioned line sixty-two chains and seventy-five links, thence north westerly to the place of beginning, containing one hundred acres of land; also that part of the farm of the said Edward Coffin farm situate in Deerfield aforesaid, which in the partition of said Edward's farm among his children was allotted to Isaac Coffin containing about twenty-eight acres of land,

Together with all and singular hereditaments and appurtenances thereunto belonging, or in any wise appertaining, and the reversion and reversions, remainder and remainders, rents, issues and profits thereof; and all the estate, right, title, interest, claim, or demand whatsoever, of the said party of the first part, either in law or equity, of, in, and to the above bargained premises, with the said hereditaments and appurtenances. To have and to hold the said bargained and described lot, pieces, and parcels of land to the said party of the second part, his heirs and assigns, to the sole and only proper use, benefit, and behoof of the said party of the second part,his heirs and assigns, forever.
