Deed, Joseph & Matilda Coffin to Jacob Coffin, Deerfield, Oneida, New York, 18 Apr 1828

This Indenture, made the eighteenth day of April in the year of our Lord one thousand eight hundred and twenty eight between Joseph Coffin and Matilda his wife of the town of Newport, county of Herkimer and State of New York of the first part, and Jacob Coffin of the town of Deerfield, county of Oneida and state aforesaid of the second part, witnesseth:

That the said parties of the first part, for and in consideration of the sum of nine hundred and fifty dollars, lawful money of the United States to them in hand paid by the said party of the second part, the receipt whereof is hereby confessed and acknowledged, have granted, bargained, sold, remised, released, aliened, and confirmed, and by these presents do grant, bargain, sell, remise, release, alien, and confirm unto the said party of the second part, in his actual possession now being, and to his heirs and assigns forever,

All that two undivided seventh parts of the real estate of Edward Coffeen late of Deerfield deceased, it being all the rights or shares in said estate belonging to the said parties of the first part, and Edward Coffeen and his wife as heirs at law in the said estate. Which said right of Edward Coffeen and his wife Maria has heretoforebeen conveyed to the said parties of the first part, and is now conveyed by them to the said party of the second part, and those two seventh parts are supposed to contain by arraingement among the heirs fifty-seven acres of land, be it the same, more or less.

And I do promise to warrant and defend the same against the right of dower that the widow of said deceased has or may have to the said two undivided seventh parts as here conveyed. Together with all and singular the hereditaments and appurtenances thereunto belonging, or in any wise appertaining, and the reversion and reversions, remainder and remainders, rents, issues, and profits thereof, and all the estate, right, title, interest, claim and demand whatsoever, of the said parties of the first part, either in law or equity, of, in, and to the above bargained premises, with the hereditaments and appurtenances, To have and to hold the two undivided seventh parts of the estate of the said deceased to the said party of the second part, his heirs and assigns, to the sole and only proper use, benefit, and behoof of the said party of the second part, his heirs and assigns forever.

... In witness whereof, the said parties of the first part have hereunto set their hands and seals the day and year first above written.
