Deed from Nancy Coffin (wife of John Coffin) to her daughters

This indenture made the seventeenth day of January in the year one thousand eight hundred and fifty-six between Nancy Coffin of Deerfield in the County of Oneida party of the first part and Jane S. Brown wife of John M. Brown of Florence, Oneida County, Abigail W. Rowley wife of Nelson D. Rowley of Florence aforesaid, Adelia Farr wife of Algernon Farr of Springfield, Illinois, and Orasy Eddy wife of Chauncey Eddy of Poland, Herkimer County, New York parties of the second part, Witnesseth:

That the said party of the first part for and in consideration of the sum of Seven Thousand Dollars lawful money of the United States of America to her in hand paid by the said party of the second part at or before the ensealing and delivery of these presents the receipt whereof is hereby acknowledged hath granted, bargained, sold, aliened, remised, released, conveyed, and confirmed and by these presents doth grant, bargain, sell, alien, remise, release, convey and confirm unto the said parties of the second part and to their heirs and assigns forever.

All that certain piece or parcel of land situate, lying, and being in the town of Deerfield in the County of Oneida and State of New York, and is part of lot number forty-nine in Gages Patent vis one hundred acres of land in the Southwest side of said lot, it being a piece of land bought by John Coffin of Ebenezer Carlisle in the year 1815, including also the two westerly parts of the late division of the farm of the late Edward Coffin deceased, father of John Coffin, one of which parts was set to the said John Coffin & the other part to his brother Abraham Coffin. Beginning at the southerly corner of the said Carlisle lot, thence northerly along the north westerly line of the said Carlisle lot sixty-two chains & seventy-five links to the northwesterly corner thereof, thence south easterly along the north line of said lot number forty-nine fifteen chains and ninety-four links, thence south easterly parallel with first mentioned line sixty-two chains and seventy-five links, thence north westerly to the place of beginning, containing one hundred acres of land, being the same premises conveyed to the said Benjamin Coffin by Stephen Brayton & wife by indenture of Deed bearing date March 10, 1843 recorded in the Clerk's office of Oneida County in Book III of Deeds page 121.

Also all that certain piece or parcel of land situate, lying, and being in the town of Deerfield, County of Oneida & State of New York being part of the farm of Edward Coffin late of said town of Deerfield deceased and which in partition of said farm among the heirs of said Edward Coffin is described and known as share number five and was alotted to Benjamin Coffin as appears from the partition deed between said heirs bearing date on the 15th day of October in the year one thousand eight hundred and twenty four and recorded in the Clerk's office of Oneida County on the fifth day of July in the year one thousand eight hundred and forty two in Book No. 109 of Deeds pages 29, 30, and 31, and to which record reference is hereby had, being the same premises conveyed to the said Nancy Coffin by Benjamin Coffin by two certain deeds dated January 6, 1852 and recorded in Oneida County Clerk's office in Book number 259 of Deeds pages 498 and 499.

This conveyance is subject however to certain mortgage given by said Nancy Coffin to Chauncey Eddyfor $3100. Together with all and singular the tenements, hereditaments, and appurtenances thereunto belonging or in anywise appertaining and the reversion and reversions, remainder and remainders unto issues and profits thereof, and also all the estate right, title, interest, property, possession, claim, and demand whatever as well in law as in equity of the said party of the first part of, in, or to the above described premises, and every part and parcel thereof with the appurtenances, to have and to hold all and singular the above mentioned and described premises together with the appurtenances unto the said parties of the second part, their heirs and assigns forever. And Nancy Coffin for herself and her heirs the said premises in the quiet and peacable possession of the said parties of the second part, their heirs and assigns against the said party of the first part her heirs and against all and every person persons whomsoever lawfully claiming or to claim the same shall and will Warrent and by these presents forever defend, subject however to said mortgage.

On this 17 day of January A.D. 1856 before me personally appeared Nancy Coffin to me known to be the same person descibed in & who executed the forgoing conveyances & acknowledged that she executed the same.
