Know all men by these presents, that we, James Fowler & Alice L. Fowler his wife & Cora B. Geldard, heir of James Fowler and Mary B. Fowler deceased of the County of Polk State of Texas, for and in consideration of the sum of Eighteen Hundred Dollars, to me in hand paid by W. B.
Munson, have granted, sold and conveyed, and by these presents do grant, sell and convey, unto the said W. B. Munson of the County of Hardin State of Tex, all that certain eighty acre tract of land described as follows:
Beginning 400 vs. N 30 degrees W. from Anderson Castleberry's N. Corner in the E boundary line of a survey made of F. Sansom stake from which a pine 18 in. dia x N. 30 degrees W. 4 vs. Do 16 " x N. 74 1/2 E 5 vs. Thence with said E. B. line N 30 degrees W. 475 vs corner from pine 24'
x N 4 degrees W 4 vs. Do 26" x S 20 degrees E - 3 vs.  Thence N. 60 degrees E q 50 vs. corner from Pine 12" x E 10 vs Post Oak 2" N 47 degrees E. 4 vs. Thence S. 30 degrees E 475 vs. corner in pond from water oak x 12" N. 76 degrees W. 5/10 vs. Do 8" dia x No 30 degrees E 3
vs.  Thence S. 60 degrees W. q 50 vs. to the beginning.  

To have and to hold the above described premises together with all and singular the rights and appuntenances thereto in any wise belonging unto the said Jas. Fowler heirs and assigns forever; and I do hereby bind myself heirs executors and administrators, to warrant and forever defend, all and singular the said premises unto the said W. B. Munson his heirs and assigns, against every person whomsoever lawfully claiming or to claim the same or any part thereof.

Before me, Wm Tucker J. P. & Exofficio Notary Public in and for Polk County, Texas, on this day personally appeared James Fowler known to me to be the person whose name is subscribed to the foregoing instrument, and acknowledged to me that he executed the same for the purpose and
consideration therein expressed.

Before me, Wm Tucker J. P. & Exofficio Notary Public in and for Polk County, Texas, on this day personally appeared Alice L. Fowler wife of James Fowler known to me to be the person whose name is subscribed to the foregoing instrument, and having been examined by me, privily and
apart from her husband, and having the same fully explained to her, she the said Alice L. Fowler acknowledged such instrument to be her act and deed, and declared that she had willingly signed the same for the purposes and consideration therein expressed, and that she did not wish
to retract it.

Before me, A. B. Green, Clerk of the County Court, in and for Polk County, Texas on this day personally appeared R. T. Geldard and wife Cora B. Geldard, wife of said R. T. Geldard known to me to be the persons whose names are subscribed to the foregoing instrument and
acknowledged to me that they executed the same for the purpose and consideration therein expressed, and she, the said Mrs. Cora B. Geldard, having been examined by me, privily and apart from her husband, and having the same fully explained to her, she the said Mrs. Cora B.
Geldard, acknowleged such instrument to be her act and deed, and declared that she had willingly signed the same for the purpose and consideration therein expressed, and that she did not wish to retract it.
