Know all men by these presents, That I, Rebecca Manning, the Surviving widow of Drury Manning, deceased, of the county of Polk, State of Texas, for and in consideration of the sum of Ten Dollars to me in hand paid by M. D. Manning, J. S. Manning, Mittie Manning, Maggie Turner and Montie Clifford, and the further consideration of the Natural love affection that I have and bear toward my son Jim Manning’s children named above, and believing as I do that this transaction will be perfectly satisfactory and meet the approval of all my heirs, I have granted, sold and conveyed and by these presents do grant sell and convey use to the said M. D. Manning, J. S. Manning, Mittie Manning, Maggie Turner and Montie Clifford of the County of Polk and State of Texas all that certain Two Hundred acre tract of land lying and being situated in Polk County, Texas about nine miles NW from the town of Livingston and patented to Thaxton Epperson, Drury Manning, assignee, on the 1st day of December 1854, Abstract No. Of said Survey being 234. To have and to hold the above described premises together with all and singular the right and appurtenances thereto in anywise belonging unto the said M. D. Manning, J. S. Manning, Mittie Manning, Maggie Turner, and Montie Clifford therein heirs and assigns forever, and I do hereby bind myself my heirs, executor and administrators to warrant and forever defend all and Singular this said premises unto the said M. D. Manning, J. S. Manning, Mittie Manning, Maggie Turner and Montie Clifford, their heirs and assigns against any person whomsoever lawfully claiming or to claim the same or any part thereof.

Before me, J. M. Calliham, Justice of the Peace and ExOfficio Notary Public in and for said County and State on this day personally appeared Rebecca Manning, Surviving widow of Drury Manning, dec’d, known to me to be the person whose name is subscribed to the foregoing instrument and acknowledged to me that she executed the same for purpose and consideration therein expressed. 

Given under my hand and Seal of Office this 24th day of May 1890.
