A Deed Indented bearing date and perfected the Twenty Sixth Day of March one thousand Seven Hundred and Eleven made Between Robert Mountford of the City of Dublin Gent and Sarah his Wife of the one part and William Gardiner of the Towne of Drogheda Gent of the other part. Reciting that James Kiernan late of the City of Dublin deceased Did by his last Will and Testament bearing date the Second day of March One thousand Seven Hundred and Eight Devise and Bequeath unto the said Sarah Mountford his Eldest Daughter the Lands of Kiltucking and Derrynehiney in the County of Kilkenny which he held by Lease of Lives Renewable and the Sum of Two ? Hundred Pounds in money to be disposed of as by the said Will is directed the said Sum to be raised out of the Personall Estate of the said James Kiernan. The Said Deed Witnesseth that the said Robert Mountford and Sarah his Wife in Consideration of Five Shilling Sterling to the said Robert Mountford in hand paid by the said William Gardiner and also for Settling the said Lands and the Five Hundred Pounds on the Children of the Said Sarah and to prevent any misunderstandings that may happen upon the construction of the said Will Have Granted Bargained Sold Assigned and sett over unto the said William Gardiner his Heirs Ex.rs Admrs and Assignes The said Lands with the Rights Members and Appurtenances thereunto belonging from the Day next before the Date of the said Deed for and during the Term of Ninety nine Years of the Leases? thereof shall so long continue To the Intent and Purpose and upon special Trust and Confidence that the said Sarah Mountford shall Receive the Rents Issues and Profits thereof to her own use for and during her naturall Life And after her Decease the said William Gardiner his Heirs Exrs Admrs and Assignes shall stand Seized thereof to preserve the contingent uses from being Defeated and Destroyed by Occupancy But the said William Gardiner not to receive the Rents Issues and Profitts thereof but that the same shall go to the Heirs of the Body of the said Sarah Lawfully to be Begotten Provided and on Condition that the said Sarah Mountford shall have full Power and Authority by any Deed Executed in her Life time or by her Last Will attested by Three or more Creditable Witnesses to dispose of the said Lands and premises to all or any of her Children in such Manner and to such Uses as she shall think fitt And for Want of Children to such other Uses and upon such other Trusts as she shall by such Deed or Last Will direct and appoint for want of such Disposition to the Right Heirs of the said Sarah Mountford. And the said Deed further Witnesseth that the said Robert Mountford and Sarah his Wife for the Considerations aforesaid Have given Granted Assigned and Sett over unto the said William Gardner his Execs. Admins. And Assignes All the said Two Hundred Pounds to be paid to the said William Gardner as soon as the same can be raised out of the said James Kiernan�s Personall Estate and by him putt out to Interest upon good Security To this special Trust and Confidence that the Interest and Produce thereof shall be received by the said Sarah Mountford during her naturall Life and disposed of to such uses as she shall direct and appoint But neither the said Robert or Sarah to meddle with or dispose of the said Principall Sum and as to One Hundred Pounds of the said Two Hundred Pounds the said William Gardiner his Exrs Admrs and Assignes shall immediately after the Death of the said Sarah pay the same to Elizabeth Mountford her Daughter by the said Robert And as to the other One Hundred Pounds the said William Gardiner his Exrs Admrs and Assigne Shall immediately after the Death of the said Sarah pay the same to such other Child or Children of the said Sarah as She shall have living at the time of her Death to be disposed of to all or any of them as the said Sarah by any Deed or Will Executed and Attested as afore said shall Limitt and appoint and for want of such Appointment to be equally divided among them and if no other Child be then living but the said Elizabeth the whole Two Hundred Pounds to be immediately paid unto her And if the saild Elizabeth happen to dye before the said Sarah then the whole Two Hundred Pounds to be paid to and among such other Child or Children that the said Sarah shall have living at the time of her Death as the said Sarah shall appoint and in case there be no said child then living it shall be lawfull for the said Sarah by any Deed or Will Executed and Attested as afore said to dispose thereof as she shall think fitt Which sid Deed is witnessed by James Johnston of the City of Dublin Throsterer? And Charles Byrn of the same City Gent.

The above named Charles Byrn came this Day before me and made Oath that he saw the above named Robert Mountford and Sarah Mountford Duly Sign and Seal the said Memll and that the Name (Char. Byrn) Subscribed as as Witness to the said Deed and Memll is this Depts own proper hand Writing and further Deposed that the said Memll was delivered to Mr Bruen Worthington Deputy Register on Monday the twenty sixth day of November one thousand seven hundred and eleven at or near four o�clock in the forenoon.
