The Manor of Rowington in the County of Warwick

 
To wit The Court Leet or View of Frank Pledge with the Court Baron of William Grove Esquire Lord of the said Manor
there held for the said Manor on Friday the eleventh day of October in the twenty eighth year of the Reign of King George
the second and in the year of our Lord one thousand seven hundred and fifty four before Christopher Wright Gentleman
Steward there

 
Whereas at this Court the Homage presented the death of Thomas Tibbatts Gentleman and that he died seised of a
Messuage  and lands thereunto belonging And whereas at
this same Court it was presented by Thomas Fisher and William Tibbatts two of the Copyholders and Customary Tenants
of the said Manor and found by the Homage that the said Thomas Tibbatts and John Tibbatts of Birmingham in the said
County of Warwick grocer eldest son and heir apparent of the said Thomas Tibbatts and which said Thomas and John
Tibbatts were two of the Copyholders and Customary Tenants of the said Manor did out of Court the first day of
November in the twenty seventh year of the Reign of Our Sovereign Lord George the second by the Grace of God of
Great Britain France and Ireland King Defender of the Faith and so forth and in the year of our Lord one thousand seven
hundred and fifty three Surrender by the Rod according to the Custom of the said Manor into the hands of the Lord of the
said Manor by the hands of the said Thomas Fisher and William Tibbatts their Attorneys in that behalf All that their
Customary Messuage or Tenement called or known by the name of the Ivy House situate and lying in Turners End within
the said Manor and all those nine several Closes of arable land meadow and pasture to the same Messuage or
Tenement belonging there or late called by the several names of the Home Close the Windmill Hill three closes called the
Beaches the Barn Close the Home Meadow and the two Half Stretton Closes with all Barns Stables Buildings Gardens
Orchards Commons Commodities and appurtenances to the same premises belonging situate in Turners End aforesaid
within the Manor aforesaid and late in the tenure of the said Thomas Tibbatts his Assignes or Undertenants and the
reversion and remainder thereof to the use and behoof of the said Thomas Tibbatts for and during the Term of
his natural life and from and after his decease to the use and behoof of the said John Tibbatts for and during the Term of
his natural life and from and after the decease of the said John Tibbatts to the use and behoof of Elizabeth Oldnall the
Younger of the parish of Chaddesley Corbett in the County of Worcester spinster for and during the Term of her natural
life (if an intended marriage shall be had and solemnized between the said John Tibbatts and Elizabeth his intended wife
and from and after the several deceases of the said John Tibbatts and Elizabeth his intended wife and the decease of the
survivor of them to the use and behoof of the heirs of the body of the said Elizabeth by the said John Tibbatts lawfully to
be begotten and for default of such issue to the use and behoof of the said John Tibbatts his heirs and Assigns for ever
according to the Custom of the said Manor Now to this Court came the said John Tibbatts in his proper person and in
open Court defined to be admitted Tenant for life to the said premises to whom the Lord by his Steward hath granted
seisin [possession of freehold] thereof by the Rod To have and to hold all and singular the said Messuage or Tenement
Closes lands and premises with their and every of their appurtenances unto the said John Tibbatts for and during the
Term of his natural life according to the Custom of the said Manor by the yearly Rent of one pound one shilling and all
other works burthens Customs and Services therefore due and of Right accustomed whereupon fell to the Lord
for a Heriot on the death of the said Thomas Tibbatts the best living cattle for which Composition was made at five pounds
five shillings and he paid for a fine for such his admission one pound one shilling according to the Custom of the said
Manor and was admitted Tenant thereof and did fealty to the Lord.
