Deed Samuel MAJOR to John HUGHES, 11 Feb 1761

This Indenture
made this eleventh Day of February in the year of our Lord Christ one thousand
seven hundred & Sixty one Between Samuel Mayjor of the County of Amelia
of the one Part and John Hughes of the County of Cumberland of the other
Part Witnesseth that the said Samuel Major for divers good Causes and Considerations
but more especially for and in Consideration of the Sum of one hundred Pounds
Current Money of Virginia to him in hand paid by the said John Huges the
Receipt whereof the said Samuel Major doth hereby acknowledge he the said
Samuel Major hath granted bargained sold aliened enfeoffed and Confirmed
and by these Presents Doth grant bargain sell alien enfeoff and confirm
unto the said John Hughes and his Heirs and assigns forever one certain
Tract or Parcel of Land containing one hundred & sixty three Acres be
the same more or less lying and bing in the County of Amelia on the great
Bent Creek it being Part of the Land the said Samuel
Major bought of Gideon Seay and the same whereon the said Samuel now
lives and all that he Possess in the said County of Amelia With all Houses
out houses Orchards Yards Gardens Ways Waters & Water Courses and the
Reversion and Reversions Remainder and Remainders Rent & Service thereof
and all & Singular other the appurtenances to the same or any Part or
Parcel thereof belonging or in any wise appertaining To have and to hold
the said Tract or Parcel of Land and all and Singular the appurtenances
unto the said John Hughes his Heirs and Assigns to the only proper use and
behoof of him the said John Hughs his Heirs and assigns forever and the
said Samuel Major doth for himself his Heirs Executors and Administrators
covenant and agree to and with the said John Hughs his heirs and assigns
forever by these Presents in Manner Following that is to say that he the
said John Hughes his Heirs and Assigns may from Time to Time and at all
Times hereafter peaceably and Quietly have hold use occupy Possess and enjoy
the said Tract or Parcel of Land & all and Singular other the appurtenances
thereunto belonging without the Lett Trouble Hindrance Molestations or Eviction
of him the said Samuel Major and his Heirs or any other Person or Persons
whatsoever Claiming by from or under him them or any of them and clear from
all Rights of Dower and Lastly that he the said Samuel Major the abovementioned
Land & Premises with the appurtenances unto the said John Hughes his
Heirs and assigns forever will Warrant & forever defend In Witness Whereof
the said Samuel Major hath hereunto set his hand and Seal the Day &
year first above Written.
Memorandum That on the eleventh Day of February in the year of our Lord Christ one thousand seven hundred and sixty one peaceable and Quiet Possession & Seizen of the within mentioned Lands and Premises was had and taken by the said Samuel Major in his proper Person & by him acknowledged to be delivered unto the within mentioned John Hughes to be held of him his Heirs and Assigns according to the true intent & meaning of the within Written indenture
Received this eleventh Day of February one thousand seven hundred & sixty one of John Hughes the Sum of one hundred Pounds Currant Money of Virginia being the Consideration for the within mentioned Land & Permises
At a Court held for Amelia County the 26th Day of March 1761 This Indenture and the Memorandum and Receipt endorsed were acknowledged by the within named Samuel Major Party thereto and Ordered to be recoded and Barsheba the Wife of the said Samuel Personally appeared in Court and having been first Privily examined as the Law directs voluntarily relinquished her right of Dower in the Land and Premises Conveyed by this Indenture.
