  This Indenture made this eighteenth day of July in the year of our Lord one thousand Seven hundred & Seventy seven Between Josiah Seay of Amelia County of the one part & Isham Clement of the said County of the Other part Witnesseth that the said Josiah Seay for and In consideration of the sum of Two hundred & fifty pounds current money of Virginia to him in hand paid by the sd. Isham Clement the receipt whereof he doth hereby Acknowledge hath granted bargained and Sold and by these presents doth grant bargain sell and Confirm unto the said Isham Clement and his heirs & assigns forever one certain Tract of land lying and being in the Said County & Containing one hundred and ninety eight acres of land and bounded by Thomas P. Overtons line thence to Walkers line thence to John Hughes line thence to John Clements line and thence to the said Isham Clements line Thence to the beginning all and every part and parcel thereof with all houses, Orchards Fences & all appurtenances premises above mentioned unto the said Isham Clement his Heirs and assigns to the only proer use of the said Isham Clement his heirs & assigns forever & the Said Josiah Seay for himself and his heirs the said Tract or parcel of Land & premises with appurtenances unto the Said Isham Clement his heirs and assigns and the Said Josiah Seay for himself his Heirs the said Land & premises against him & his heirs & all persons from by or under him them or any of them to the Said Isham Clement his heirs and assigns shall & will warrant and forever Defend by these presents In witness whereof the said Josiah Seay hath hereunto set his hand and seal the day and year above Written

Memorandum that on the eighteenth day of July in the year one thousand seven hundred & Seventy Seven full & peaceable Possession and Seizen of the within mentioned Land & premises was given by the within Mentioned Josiah Seay to the within named Isham Clement According to the within written Deed

Received of Isham Clements the Consideration Money in the Within Deed Mentioned by me
    Josiah Seay

The Commonwealth of Virginia to Stephen Sampson & John Woodson Gent greeting Whereas Josiah Seay and Prudence Seay his Wife by their certain Indenture of Bargain & sale bearing Date the 11th day of July 1777 have sold and Conveyd unto Isham Clement the fee simple Estate of & in one hundred & ninety eight Acres of land with the Appertenances lying in the Parish of Raleigh and County of Amelia and whereas the said Prudence Seay cannot Conveniently travel to the Court of our said County to make Acknowledgment of the Said Conveyance Therefore we do give unto you or any two of you power to receive the Acknowledgment which she shall be willing to make before you of the Conveyance Aforesaid contained in the said Indenture which is hereunto Annexed and we do command you that you do personally go to the said Prudence Seay and Examine her Privately and apart from the Said Josiah Seay Her husband whether she doth the same freely & voluntarily without his persuasions or Threats & whether she be willing the Same should be recorded in our said County Court of Amelia & When you have Received her Acknowledgement & Examined her as aforesaid that you distinctly and plainly certify us thereof in our said County Court under your Seals sending them there the sd. Indenture & this Writ Witness T G Peachy Clerk of our Said County the 25th day in the year or our Lord 1778

Amelia County Sct Pursuant to the within Commission we Stephen Sampson & John Woodson therein named do hereby Certify that we this day did personally go to Prudence Seay the Wife of the within Named Josiah Seay and Examined her privily & apart from the said Josiah Seay whether she would acknowledge the Indenture hereunto Annexed & whether whe was Willing the Same should be recorded in the County Court of Amelia & she did before us Acknowledge the said Indenture to be her Act & Deed and declared that she did the Same freely and Voluntarily without threats Or Persuasions of her said Husband and that she was willing the Same should be recorded in the Court of Amelia given under Our hands & Seals this 25th day of May 1778

[Note: Amelia County, VA, Deed Book 21, page 342 records that William CLEMENT and Mary Clarke, his wife, and Sarah CLEMENT subsequently sold the land purchased by Isham CLEMENT in the deed above to Peyton COX on 23 Feb 1803.]
